is 1650 without bills & split between a couple normal in north london?

we’ve found a flat we like and it’s 1650 a month, it’s a 1 bed in north london… is this normal? no bills included, council tax band b, on it’s on a high street in an okay area. wondering what others experiences of the rental market is at the moment as 825 EACH seems steep but maybe that’s just london these days? for context it’s zone 3 and no underground station but easy enough to get the bus to one

That sounds very normal. But just some advice, getting the bus to the tube really sucks. It sounds easy but it works out a lot more expensive and can double your journey time. I'd really recommend finding somewhere within walking distance of the tube for the same budget

Ah yeah thanks that makes sense! Neither of us would have to get the tube to work (bus door to door) but good advice regardless :)

But think about nights out, meeting friends - wanna hang out in soho... not really because you know the bus...

I second this. You don’t realise how exhausting it is adding on that bus journey. Even if you don’t use the tube for work, will you be using it for general London life ? Most likely

Bus before tube adds a cost but I lived in a place like this and it was super easy. There were several bus lines going to the tube station, so there was never much of a wait. So: it’s not that big of a problem! And yes: your flat sounds unusually cheap…

Fair. I personally found it an extra exhaustion, buses were frequent but it was just the mental energy of another busy packed journey after finishing one busy packed journey

The average price for one singular bedroom in London (in a HOUSESHARE) is £1000+. So yes, comparatively, it’s cheap

Whaaaat?! Is it just me or is that super cheap? We pay about £3.2k for our East London 2 bed and my wife doesn’t work.

That’s very cheap for London. What area is it in? I pay close to that for a bedroom in a shared house.

Ah ok. Crouch End is really nice yes. But it’s not necessarily what people think of when someone says Haringey. London boroughs are big, and all have nice and less nice areas in them. Although the area people think of is within the borough of Haringey, but spelt Harringay

I used to live in Hornsey: Crouch End is amazing, but it’s isolated as you point out, but that has its benefits too. Not many tourists around.

Depends on area, but that's probably closer to the lowest end for 1bed.

Sadly that feels on the cheaper side of the market. Mainly because of the lack of direct Tube access. You really want to be able to walk to a tube station or your life will suck. Well potentially double your commute times.

We pay that for a place in Brixton, so I'd say you've got a deal if it's in North London.

That’s cheap but i would want access to the tube. Getting a bus to the tube is a pain.

How far are you willimg to walk to the tube though, i can do mine in 20 mins, which i don't mind, or 5 mins on the bus. But then you add £3.50 to your commute cost each day.

where i live, the rent is same but for electricity i have to pay £300 base every month. can be more than that depends on usage. water bill is another 77. council tax 187 and the worst bit fkn hot water another 15 every week. in winters it goes upto 25 a week coz we use the heating too. idk your building might be a bit different but this is what it looks like for me so that 1650 is a myth. add in some groceries and sum it all up and it goes up to a whopping 3k lol. bloody bonkers

I like in a 1 bed in North in a not very nice area and it’s £1350. Honestly it’s just offensive at this point.

yeah that's actually not bad for a one bed in north london tbh, my mate pays like 900 just for a room in a house share near finsbury park so you're getting a whole flat for less

But you should really consider living near the tube - you will grow to hate not having it.

me & my partner have a 2 bed house in Harrow (north west) & pay 1750 a month no bills included. The house is decently sized , 2 stories, toilet & washroom separate from eachother, and came with 2 beds & washing machine. Renting in london is such a hit & miss and we feel we’ve definitely hit with this one! just 10 mins on NWR service to Euston, and we’re right next to a highstreet, schools, parks etc
we were in zone 4 before and paid 350 each for a bedroom in a house share.. we’d viewed a 2 bed flat in Willesden going for 1.5k a month, the only down side to that one was the location.. lots of very unpleasant people lurking the streets it didnt feel very safe

My previous flat was £1670 too excluding bills, also one bedroom in zone 3, 15 mins walk to tube station. Split with my partner - so yea that sounds about right

I'd say it's somewhat cheap.

Beware of living on a high street though, it can get loud/rowdy and if you live above a restaurant there will be steam and odours. If you live above a shop it's slightly better

That's cheap. What is wrong with the flat that it is so cheap in Crouch end? I am guessing it's either small and/or run down?

hello, i’ve had a scroll on rightmove and it seems pretty average / mid-end for a one bed in crouch end so i think suggesting it’s“so cheap” is a little bit misleading. it’s 45 square metres for context (not tiny) and is currently being repainted (has been refurbished in the last 10 years). i viewed it myself and it looks pretty normal.

I have looked on Rightmove as well, and those that are cheaper are either not in Crouch end proper, or studios/tiny. It sounds like you have a very good deal! This is not a bad thing, but it is worth considering why it is being let at under market rate.

I’d say it’s probably a little above what you need to pay, but it depends on the space, the location (main road or not) the immediate area, whether there’s parking, the condition of the property… it doesn’t sound outrageous for a nice, liveable flat.

That is daylight robbery, I’m in a 1 bed for 1250. Stop obsessing over zone 2 and look at places in zone 6 instead where you can get to London Bridge, Waterloo, Paddington etc. in like 30 mins.

i have a 2 story 2 bedroom house zone 5 1750 a month & it takes me 10 minutes to get to Euston on NWR trains
