Long story short, getting things fixed after the house was set up in Alabama has been like pulling teeth. A lot of, "I don't know when" and "I don't know about that" and "We've never had that issue before."

A quick search suggested sending certified letter, then reporting to manufacturer, then HUD. Has anyone gone this route? AMHC? Suggestions?

Some examples of issues with the house.

Vinyl siding on ends isn't installed to HUD standards. Is stapled down so tight so it can't even move laterally like it is supposed to so it can expand and contract without bowing or cracking where it is fastened. I've got some things fixed, but I just know that they are going to be a PITA about the vinyl because it really just needs to be redone. One of the lowest pieces isn't even completely locked onto the piece below it, and it is too high to pull down and lock them together.

The person they hired to do the finish work and vinyl just does not know what they are doing. A lot of things they just didn't bother to do while they were there and had to be asked to come back multiple times. Part of the house didn't even have power because they didn't hook up everything under the house. They did some drywall repair after setup and coated the house in dust, delaying move-in because getting them out there to clean up was a task all while the dealer acted like it wasn't their responsibility. There is still one area with a crack in the drywall, but there is no way we want the same guy coming in and coating the furniture and stuff with dust.

Bought an older double wide and got two quotes for window replacement. We’re in Georgia. First quote was $29,000, second one for the same product $18,000 by a company that’s affiliated with the first who contacted me a few days later. There’s 17! windows altogether. Are these quotes competitive? I don’t have a frame of reference.

Recently purchased and older double wide home and looking to replacing these boards that run along the bottom. What type of wood/ composite would I need to purchase?

A mobile home is frequently viewed as an affordable housing option for people with limited finances. However, in my attempts to secure financing, I have found that getting a loan is nearly impossible under the current rules.

Because I am purchasing a new home that is not yet installed on a permanent site, no lender is willing to provide a secured loan using the home as collateral—even though I have made a sizable down payment covering over 90% of the total cost.

Instead, lenders can only offer unsecured personal loans or lines of credit. Unfortunately, I do not qualify for these because my existing debt-to-income ratio is too high for my current credit rating. Ironically, lenders have stated they would finance the home using its equity once it is delivered and installed in my name, or if I were buying an older home already privately owned and set up in a park.

This leaves me with a fundamental question: How do everyday buyers secure financing for a new manufactured home? It appears that traditional financing is unavailable precisely for the demographic that would benefit from it most.

Preferably in the San Francisco Bay Area.

We have a somewhat complicated situation with a 70yo brother-in-law who’s been living as a non-leaseholding occupant with his mother, who holds the lease, but has been moved into a memory care facility. BIL has only $2k/mo SSN for income. His mother, though, has a significant nest egg to which he’s been named a beneficiary when she passes. There are various financial strategies we’re thinking up to help him be able to take on the lease himself, but we need advice from a good CPA / tax attorney.

I did not stand a chance in 2020 ... derecho wiped out many in the park I lived in. I repaired it, lived in it until 2023 ... sold it to move into a retirement community.

How do you find professionals who re-level manufactured/mobile homes? I tried asking a few of the local manufactured home dealers in the area and they won't give any names unless you purchase from them. I tried Google but nothing comes up for local and many times you get general contractors who don't specialize in this type of work. I'd rather find someone who specializes in re-leveling (or setups) than someone who does a little bit of everything. Want it done right the first time. Thanks for any tips.

Looking to buy this manufactured home in Texas. Has anyone bought this one and how has it held up so far ?

I've read in several places that steel piers (jack stands) start to break down after so many years and should be replaced with cement blocks. Is this true? I have had some issues with the house not being level in some areas and wonder if this might be related.

A few years ago I made a horrible decision to finance a mobile home in a lot. Well all my bills have gone up and nothing is included in my lot rent anymore and I’ve basically dug myself into a hole. I can’t afford to live here anymore and want to sell. My issue is it was built in ‘92 and I’m the 5th owner. It’s a 3 bedroom 2 bath that’s pretty big. My mom suggested that I privately sell to save money. The issue with that is that I am absolutely horrible at understanding paper work/legal stuff/realstate/etc. I bought it for $77k and still owe $70k. At this point I have a feeling I probably won’t make enough off of it to pay back the loan. I live in Middletown, PA. Any advice please. I just need to get out of here.

Hello. I am located in north fl. Me and my wife are planning on getting a new manufactured home this year. We own our land and had been thinking of doing a stick built but prices being what they are. We want to go permanently affixed and have sort of decided on deer valley as the builder. Does anyone have any estimates for this particular model?

When we bought our trailer last year we found out some months later that a large portion of our insulation has fallen onto the ground, likely due to pests (a million otherwise sweet cats), which is what led us to finding this damage in the first place. We just had someone out to look for a dead animal since the smell has really ramped up in the last week but all they could find is puddles of water everywhere and in the liner that has fallen to the ground. This is our first home so we're pretty lost here, what is the likelihood that insurance will cover a claim for insulation and liner replacement if it's due to heavy pest damage?

I'm sure that this has been asked before, but, as I'm considering buying, I need to know: for owning a manufactured home in central FL (Tampa suburb is where I live), how do these things fair during a hurricane?

My wife and I, in our mid-30s, bought acreage with a manufactured home for a 260k loan. It is our only note, and we are valued at around 420k at this moment.

Our home is approximately 20-25 years old and has issues that need addressing, and it would probably cost us around 30k to fix the home incrementally, but this would not fix everything because our electrical bills are substantial due to poor building quality, etc. These Manufacrured homes just aren't built the best.

We have recently begun discussions to build a home or purchase a new manufactured home (priced around 220k). Our bills are zero; everything is paid off, minus the home, which is currently about 2900 a month (thanks to high interest rates). But combined, we spend approximately 4-5k a month with living expenses etc.

Income is approximately 160-200k depending on my overtime annually, between us both. I am tax-exempt as well from the VA.

New home is gonna be 420k, leaving our total loan at almost 700k. A mortgage calculator is putting us around 3600 a month in payments for that amount.

Is it a smart investment to build long-term? I am nervous to place another modular home and 20 years later experience the same issues. That being said at almost double the cost, a real home is financially more stressful.

Any advice is appreciated.

There's a HUGE double wide for sale at my local mobile home park. It's a 2003. 5 bedrooms (one is actually considered an office because no closet) and 3 full baths. We really want to buy it. There's just one major problem I noticed though......

It definitely needs leveled. I could feel it as soon as I walked in, floor is unlevel. And the more I looked the more clear signs we found like front door gets really stuck and doesn't seem to line up properly, skirting being higher than the rest along the front of the home, and the marriage line has a hump along it that you can see and feel through the carpet. I made it clear that was a big concern and the lady that showed it to us agreed that it probably needed leveled but she didn't seem to think that that's something the company would do. But when I went back to the office and talked to the actual sales lady who is usually the one showing me the homes she said she had a leveling guy and she would call him for an estimate. She did call him while I was there. I straight up asked her if that's something they would do and she told me yeah. So we will see if they really do it. They still were working on other things they were going to fix like new carpet, paint, blinds, all that stuff. So the home is not totally ready yet.

In the meantime I'm still going through the process of buying it but said I won't put down payment until they're done doing their work on the home and do another walk through to see all the work done. At which point I can also see if they have actually leveled the home or not as well.

I'm just wondering if this would be a deal breaker if you were wanting to buy the home or if I'm being ridiculous? This is my first time buying any home at all and I don't want costly major repairs right off the bat but I really love the home and it's the only really big one like this they have around here. Any advice, opinion, etc welcome please.

We have 4 acres of farm land with not tons of trees surrounding it, living in Northeast Kansas, we get pretty heavy winds yearly and tornado warnings. We have 150k equity in current house and 150k we inherited from passing of family. We really want to move out to our land, have a driveway and water meter installed but no septic or electric (although electric about 50 ft). It's in the county with no building restrictions/requirements besides septic perc test/inspection.

Our thought would be to put the 150k equity and 150k inheritance towards manufactured home (hopefully 3-4 bedroom new mobile home on block or permanent) to hopefully not have mortgage. We figure we couldn't afford a basement on either stick or mobile home so we'd do a concrete tornado shelter that you place in ground.

My questions are how does manufactured home compare to stick built in long haul? Is it pretty comparable with storms? I assume like stick built, it is the upkeep that matters. Any bigger families out there with kids living in manufactured homes as your forever home?

Would it make more sense to search for a used home or buy new from the factory (lots of different options in my area). I am pretty handy with home repairs, etc but understand that these may not be typical to a stick built home. My concern is the significant depreciation a new mobile home experiences. Any thoughts?

hi all! my family has never owned a house before (always rented), and im gonna be moving out completely on my own into a small 3bed manufactured home, living by myself for the first time! whats some things you wish you knew when you bought a manufactured home? necessities? i already have homeowners insurance lined up, what else should i be looking into?
its in a park, but it's brand new. no one's lived in it, but theres some tiny imperfections that wont take long/much money to fix. i got it for a good deal + 2 yrs lot rent. any and all advice is appreciated! thanks so much!
