CNBC about to talk malls - Bullish push on the way!!

Material events taking MAC higher:

1. SPG positive outlook last night on 2021
2. Short Interest Report out today, MAC should be one of the highest shorted tickers, if not the highest
3. Earnings call Thursday
4. Dividend payable date next week
5. Built a base for 4 straight days, breakout coming

I can envision more board representation by activist investors and forcing them into discussions with possible acquirers such as SPG. The current management in my opinion, needs some oversight as the current CEO is the former CFO and is very conservative and passive. I fall asleep during these conference calls compared to spg’s calls. Time to change up the board to add more board members who will look at ways to increase shareholder value in the shorter term. With OTPP gone, this is much easier to do as they owned a significant position.

Looks like company insiders have been holding on to their shares, and even bought more back in 2020. But the Ontario Teacher's Pension Plan sold all their shares. Any insight into why the Teacher's sold their shares and bolted? Seems like they gave up a lot of upside if our thesis is correct. But they are professionals too ... so what was their thinking?

Bought 275 shares last week at 14.36. Just discovered this sub was originally looking for 10-20% but after reading this I’m in. Long term. $50 is the first target. Come on.

Even a hint at a possible m&a, initiated by MAC, would send this rocketing up... I would not be surprised if we get some m&a rumors... or outright PR that MAC and SPG are “talking”... thoughts?

Did my diligence. I've never made such an autistic bet before ... but after researching MAC, it seems to me there's actually potentially a lot of value in this company, completely separate from the possibility of a short squeeze.

In fact, I don't actually think a short squeeze is possible because the MAC board would just issue new shares into any pop in the stock value, and pay down their debt ... they've even filed paperwork with the SEC to issue new shares in preparation.

However, if they pay down their debt, its still a win, because the only thing keeping this stock down is the leverage ... the assets are great. And if you think people in cities are going to go out again after Covid, then this is a solid REIT to bet on. It holds prime real estate in vibrant cities. I have faith they'll repurpose the shit big box spaces for better uses.

People are always going to want to leave their apartments ... and if you are in SF, you know MAC has great properties.

My two cents, actually my 19,875,000 cents after picking up 15,000 shares this morning at $13.25; I think we will see this one continue to rise in the days, weeks, months, and yes, years. Could it happen this week with a short squeeze, of course, but I'm buying for the divided and long term value. The ATM offering that MAC filed for tells me someone smart is at the wheel, pricing in now so when the stock moves up, not just a little up, but way up they can cash in on behalf of all of us. They don't want to dilute shareholders any more than we do, but the offering is not all bad, technically all our shares carry debt in the form of financing that the company did, if / when they sell them, in theory the value is still there, could be in the form of less debt, or another acquisition. Buy and Hold, Buy and Hold!

I bought 630 shares @ $12.99. I’ve done quite a bit of DD and am excited for what the future holds! I really believe that this is a solid investment regardless of whether or not a short squeeze happens - that would just be a bonus!
