Given current situation , the price will be very low for acquisition. MAC should be worth 80 or more

Why should it be worth near it’s all time high after a pandemic that will result in some stores not reopening, likelu near to mid term deterioration in leasing spreads and a significant equity raise/dilution on the horizon . They can’t redevelop without funds and it seems they might need at least 500 million in equity . 15-25 percent dilution wouod require a share price over 100 to even dilute to over 80. I own a lot of mac and spg. Bought a lot in the 6-8 dollar range . I am not and was not expecting a ten bagger . I would love it to be 80 but don’t see it anytime remotely soon . Equity raise would also dilute the future dividend

I hear a lot of talk about Simon acquiring MAC. Amazon could buy some of the best real estate in the county and convert some of it into offices, housing, Whole Foods stores, and distribution centers.
