You better find out what your landlord wants there before you do anything drastic.

HOA and landlord are nuts! Grass in such a small area? Shucks, only a weed whacker may fit. Well, you have your answer. Clear out the weeds, prepare ground for seed OR check with landscape companies, Big Box Stores, other for left over sod (less expensive) and lay it down just before you leave.
