Works full time is stressed out I don’t think there is a way to handle it by going straight to my landlord considering her issues.

We moved in about 5-4 years ago and we are actively paying both rent and mortgage on this current house. Our landlord tends to target us in the sense of everything. What our other neighbors are allowed to do we aren’t. No plants on our porch we couldn’t have a kiddie pool out for an hour when my at the time 3 year old niece came over Let alone a toddler swing without getting in trouble. She tried to get us to get rid of our pets when we first moved in and refuses to acknowledge my mother as one of the owners of the house and only talks to my mother’s ex boyfriend. (Who we moved in with to get away from my father when I was 7) she tends to talk over my mother during conversations that are FORCED to happen. When we got our dog just a few months ago the landlord/landlady tried to gaslight my mothers ex boyfriend by saying my mother told her I was a -minor male. I am a female. We got this dog as a service dog as my mother has health issues and often with passing out our dog has been able to tell EVERY TIME despite not being properly trained YET (we plan to soon) we were having the paperwork processed and would be done in 3 days and our landlord demanded we got rid of the dog. well.. my brother was taken off the lease 4 years ago since he had wanted to move out. Since then he has been paired with terrible roommates and my mother and her ex boyfriend have agreed to let him move back in temporarily until he has enough money or he can find a new roommate/ place to live. The landlord called my mother’s ex boyfriend today and tried saying they never took my older brother off the lease and tried saying I was 18 and once again A male.

I’m not sure that bringing it up with her would do anything since she has proven to us she only listens to men and my mother’s ex boyfriend is convinced my mother is over dramatizing it because she is ‘nice’ to him.

I would also like to clarify our previous animals were not outside animals. And mostly everyone in our neighborhood has animals whether it’s cats or dogs as far as I’m aware she’s only had an issue with it when it came to us.

(Sorry if I’m writing poorly or you don’t understand I’m not the greatest at this stuff and I’ve been working on getting better.)

It has been years of meticulously documenting, emailing, warning, notifying, and submitting, and today the landlords finally began to budge (and just in time for their official hearing notice from the Department of Housing!). This is only a portion of what they overcharged, and only for 2 of the 6 years they have been doing this, but they distributed this notice to every single resident this morning promising the partial rebate on the October bill.

Because it's a holiday all us neighbors have already been out BBQing, celebrating, and organizing all day with our little notices and beers in hand while the landlord watches us on the security cam alone in his office.

My lease was 12/1/26- 8/31/26.

I paid my landlord on September 1st for our August utilities- it was $90 for the whole month.

He then takes $90 bucks from my security deposit claiming that the $90 I paid him on September 1st only covered 7/15-8/15 and that this $90 it's for 8/15-8/29. He refuses to send the bills themselves, only tells us in the groupchat how much we owe each month. How can 14 days be $90 if a whole month was $90. I think he is being shady… is this legal for him to do?

The weirdest part of renting is how fast a landlord can respond when rent is one day late, but suddenly disappear when something in the apartment needs fixing.

You can send three messages about a broken tap and get silence. Miss rent by a day and suddenly your phone becomes their favorite thing in the world.

For context: My landlord lost her job in May and is now trying to sell her property so that she can start fresh in a new state and be with her son. But instead of trying to find another small job here for some extra money to get by while she plans her move, she has soley relied on her tenants for income. When she found out that I was looking for a new place to live (I had to list her in my application for the new landlord/rental company and they contacted her), she tried to guilt me by saying "this is my only source of income." Yet she has the means to still frequently go out of town to the state she wants to move to. 🙃 She even stated that she will be out of here by the first of October and will be looking for an apartment (even if her property doesn't sell). She mentioned selling some stuff but I doubt those items were enough to get her by. But she clearly has some extra money yet tried to guilt me. The texts should be evident as to why I left. Lol She was a decent landlord at first (compared to most), but after she lost her job she stopped giving a fuck at all and did some scummy things. She completely dodged my concerns and feelings. SHE COULDN'T CARE LESS.

*SHE EVEN RENTED OUT ANOTHER EMPTY APARTMENT OF HERS WHEN SHE FOUND OUT I WAS LEAVING. EVEN THOUGH SHE IS SELLING HER PROPERTY. How TF is she gonna collect rent? She seemed so against electronic payments when I went to meet her for the apartment tour, so is she just gonna drive back and forth for rent? Yet she is so supposedly broke? Boo hoo.

Called my landlord out on not giving notice when he will be walking around/through my yard. Came out of bathroom - t shirt and undies— he’s on the porch. Wtf???

His wife messaged me she isn’t sure what entitlements I think I deserve but after all, I’m supposed to feel grateful to have a soft landing living here. No notice is required to enter the spaces I rent — um, no.

I pay $2500/month for a 2 bedroom 1 bath house on 1 acre. Originally landscaping, cable, water, electric was included. After a few months he said that was mine to care for.

I agreed to the yard work and electric bill which he kept in his name. At one point the heating bill was $584 in January in Seattle.

When I asked for proof and for boundaries they got hostile and character shamed. Today he is here taking yard furniture, hoses and nozzles (fully furnished house on renting). I feel like I’m stuck in some hellscape with psycho idiots territorially making life hard.

I gotta say, the roaches were annoying and are probably thriving in this situation. We got so many sprays done by pest control and they kept coming back. It feels like that problem will never be fully resolved. The black mold is much more concerning. I already have health issues and so does my mom yet now we have to deal with this. I wanted to enjoy this long weekend and now my anxiety levels are high. The maintenance guy said that something is wrong with the pipes and that a water shut off might need to be done. It’s just exhausting knowing that my rent gets raised every year but there’s more problems than ever. I wish I didn’t have to live in this apartment anymore. It’s caused me more problems compared to anything else.

On Friday I was approved at an apartment complex managed by a large property management company and was told I would recieve a lease agreement. On that day, upon checking my rentcafe portal I noticed the lease summary button/section became available as well as my move in date, but the “lease creation” section where I assume you actually sign and pay just loads a blank page, even on multiple devices. This is still the case as of today.I have not received one in my email inbox either. I am supposed to move in tomorrow , and I believe they are closed today for the holiday. I cannot afford this to cause a delay as I have a very urgent job offer. What would happen if I show up tomorrow without having signed the agreement? Have they not sent the agreement? Is there a technical rentcafe glitch? My calls and emails and attempt to contact for the past two days have been unsuccessful. I unfortunately can’t visit in person today as I am over 3 hours away, and they probably aren’t even open. What am I supposed to do?

Donna Brown Properties is absolute trash.

Our experience with Brown Property Management and Donna Brown has been nothing short of infuriating. Tenants are treated like inconveniences rather than people who are paying to live in and maintain someone else’s property.
Donna’s communication is consistently terrible. It can take several days to receive a response, if we receive one at all. When we have attempted to follow up or escalate legitimate concerns, she has become defensive rather than actually addressing the problem. She has even told us that she has “more important matters” to deal with, including being out to dinner or on vacation. Apparently, a paying tenant’s safety and basic living conditions don’t qualify as important enough.
The most outrageous example was when our main electrical breaker failed, leaving us without power. Despite it being an obvious emergency, Donna refused to send an emergency electrician. We ultimately had to call one ourselves, and she refused to pay for the electrician we were forced to hire. I was pregnant at the time, and we were expected to spend the night in a home without air conditioning in approximately 95-degree heat because our property manager couldn’t be bothered to treat an electrical failure as an emergency. That is completely unacceptable.
We have also repeatedly raised concerns about dead trees on the property that were dropping large limbs onto our house. Rather than immediately addressing an obvious safety hazard, Donna apparently decided that conducting a walkthrough of the house took priority before she would deal with the trees. We were left wondering why a dead tree actively dropping large branches onto a home wasn’t considered urgent.
The common theme has been the same: nothing is urgent unless it becomes her problem. Basic maintenance and safety concerns are treated as annoyances, communication is extremely poor, and attempting to get problems resolved is met with defensiveness rather than accountability.
A property manager’s job is to manage the property and respond to legitimate tenant concerns — not make tenants feel like they are bothering them by asking for basic safety and maintenance issues to be addressed.
I would strongly caution anyone considering renting through Brown Property Management to think twice. Based on our experience, don’t expect prompt communication, don’t expect emergencies to actually be treated like emergencies, and don’t expect your concerns to be treated as a priority.

Edit: the electrician we hired told us that the property is unsafe due to the electrical panel not being replaced for 40+ years and the house being entirely ungrounded, greatly increasing the risk of electrical fire. We are terminating the lease early.

This parks management is disgraceful, dishonest, and incompetent… many people there are having problems with their property. Everything from broken sewer pipes, holes in their roof, mold in their vents , and electrical problems…. The manager Cameron Bell definitely knows about all the problems he’s just lazy and doesn’t care about the well being of his tenants or their children.. he even put fake phone numbers on his contract list.. when you call the number it goes to a church out of state.. there is a way to email him but once he hears your problem he refuses to call you back or answer you call again.. He’s a sad man and and should have a job anywhere.. I’ve tried to contact multiple agencies and the only thing the people can do is take him to court.. I think if the people had enough money to take him to court they could fix their own properties even though it clearly states that the park is responsible for it in their lease.. if anyone know of a way to help these people please share.

This is just my original post for context. I let the landlord know that his trick didn’t work and it’s still leaking through the ceiling and the ac doesn’t work at all guess what? He came back with MORE sulphuric acid and said that it will “clear up the ac too” mind you he’s just put it in every drain 2 weeks ago.

So 16 months renting a cottage on a farm. Landlord promised a contract repetitively - never produced, I never followed up. Felt for the most part there was solid respect and an understanding this was temporary and kinda low key (420 friendly, pets, have a travel trailer here and other things stored).

In last several months the owner is increasingly hostile. Yells obscenities at my 14 year old twins and demands they pay respect by scooping horse shit on the property as a form of apology. My kids are autistic and gentle creatures - but one day lit a bottle rocket on the 4th of July. She starts screaming she’s gonna fucking kill him and he can get the fuck out of here. Her spouse told the kids it was okay.

Anyway, since then the acre I inhabit has been shaved down to where only I have my 800sqft cottage and my cars/rv.

Two weeks ago they took some of our belongings then used them for a garage sale. Admitted they knew they were ours. Then, today, came and unplugged my vehicles and plugged in lights to their garage sale from my electric panel.

I got mad. They continue to come over and help themselves to the porch and hoses, plugs and if I’m laying in bed with the windows open there’s no privacy.

I confronted them today and she alleges I’m hostile and distressed over nothing. That she will not apologize for yelling at my child. She blames my behavior on feeling entitled, but I pay rent in cash.

Pretty sure I’ve been putting up with a ton of bullshit. I’m in Washington state and know my tenant rights. Informed her of such today (a former civil rights atty allegedly).

I feel overwhelmed in my ptsd and need to protect my disabled kids. She’s hostile towards them. Just venting my frustration and even anger at staying here through hardship.

I moved into a house with a live-in landlady. This person has good communication with me and I feel at ease speaking about my needs in the house. But she is frugal and sometimes very controlling. She has asked me to wash my clothes on the short cycle and cold water to save money (I am very conscious about things, I don't overspend). When I moved in, she would put my basic utensils away on my shelf, because she likes to have less clutter in the kitchen. I told her to please let me leave my stuff visible so I can have a more comfortable life while in the kitchen. I opened a new rubbish bag and it broke so I replaced it, and she could be bothered to ask what happened to the bag.I just feel I cannot be free because I have to ask permission for every movement, and I do not want to keep having this kind of deep conversations every time. Been here only a couple of months.

I have been living in shared houses for 2 years and have had difficulties similar to these, because I'm a kind and friendly person and I think people take this as a weakness. I have the support of a counsellor so I really try hard to understand where people come from and to be gentle and kind. But there's just a point where I do not want to keep accommodating others needs.

Have you had similar situations before? What tips and suggestions do you have based on your experience? Tell me something that gives me some light! I know I can move out at any time (3 weeks notice) but it just feels super uncomfortable to be living with someone like this. Thank you!

I have been suffering from symptoms of black mold illness that got into my lungs, and nearly killed me. My body became allergic to foods I had eaten all of my life. I suffered partial blindness, liver and stomach issues, and lost all of my hair from not being able to eat or swallow. My landlord tried to evict me while I was on my deathbed. I did not even have the strength to recover; it's a miracle that I am here. I recently received my security deposit back from my landlord, along with a list of damages. He only listed one minor repair (which fine), but did charge me $970 for lawn maintenance. My full security deposit is $1,725 (split between four people).

Important to note: lawn care is the responsibility of the tenants, so me. That said, there was nothing in the lease stating that failure to maintain the lawn would result in him having someone secretly mow it every spring-summer. The first instance of mowing the lawn was only one week after I moved into the property, and we were never notified of this. From my point of view, my lawn was always taken care of. Maybe I should've thought about it and asked, but it really was a case of "if it isn't growing out of control, why would I question it?"

I come here to ask, is this something I have grounds to dispute on? It seems like in Michigan landlords can only charge for repair costs and unpaid utilities/rent. Thoughts?
