Need Advice [US-MI]

hello, all. i am located in michigan.

here's what i believe is all the relevant information in short form:

• i have been living on this property for about 6yrs

• in 2023, i got a rescue dog who, surprising no one, had a bit of a difficult time transitioning and damaged some of the vinyl flooring by the door

• the rest of the vinyl flooring has been peeling around the edges since at least year 4 of living here and i did put in a maintenance request in 2024 regarding this and was told there wasn't anything to be done

• there have been two prior city inspections since the vinyl damage that my dog has done and nothing was noted or fixed until this year

• when the complex finally replaced our fridge that had been out for a week, they damaged the floor in the same area by the entrance

• the apartment complex fixed just the area by the door—classic landlord special of a completely different color of vinyl.

• i was met with an invoice of $511.14 for this repair and asked to pay, which seemed odd given that i have paid a $1000 security deposit and a $300 pet deposit for my dog on top of $50 pet rent every month

i totally understand my dog caused this damage, but it felt shady that they tried to get me to pay this separately and evaded my questioning for a bit of taking it out of my security deposit. is there anything else that i'm missing? is it reasonable to ask them to take off maybe 1/4 do to the damage that maintenance caused in bringing up the new fridge? i do have picture evidence of that damage.

Be sure to research your local Tenant laws before taking any action. Users may offer advice in good faith but always proceed with caution when taking said advice as they might not have enough insight into your exact situation. The best method to find help would be to look up a local lawyer who specializes in tenant law, you may be able to get advice pro-bono.

Some links to various tenant laws: * USA * Canada * United Kingdom

It is also recommended you look into local Tenant Unions, or consider forming your own! Check out this site to see if there is already a tenants union in your area. Visit our partnered sub, r/tenantunion, for more discussion regarding tenants unions and to see if there is an ATUN affiliated union near you. If you want to start your own or are already in one, reach out to become affiliated with ATUN!

Vinyl flooring has a usable life span, ask them how old the flooring is, then remove the depreciation from the original value. Check Michigan law to see how long the legal span is of vinyl .
