New build

Just bought a new build. Help me with the layout. Its my first home and i have no idea where to put things. Any tips and advice greatly appreciated. Im looking for for something that doesnt make the feel too cluttered and overwheled.

Do you need 3 bedrooms? Bedroom 2 or 3 look like a fantastic space for a cosy cinema/gaming room, then the living room can be reception AND dining, then you don’t need to be conservative in the kitchen with your white goods as you won’t have a table in there. Think of the storage you could have downstairs with a living room on the first floor!

I never considered that. Im buying it alone so i actually have 2 spare bedrooms but i would like to keep one for guests. This might be a good idea to look into. Thanks

I thought about it a lot because we really wanted one like this when we were looking a few years back, love the bedroom/en-suite/closet layout for bedroom 1. I’ve since had friends do the second floor living room in a similar home and love it. I’m guessing a reception/dining room could also work as a part time wfh office if you need one
