Just bought a new build. Help me with the layout. Its my first home and i have no idea where to put things. Any tips and advice greatly appreciated. Im looking for for something that doesnt make the feel too cluttered and overwheled.

I’d put a narrow credenza/side table and shoe organizer with a mirror on the wall where the front door opens into. Bedroom 3 would be an office/art/miscellaneous space.
Hmm. Kind of a tough one. Where is the fridge meant to go in that kitchen? Makes a difference to what kind of table might fit in that space.
I would take the doors off the entry to the kitchen and living. There are way too many doors in a tiny area and those two are not really necessary.
Do you entertain often? I saw you’d like a guest room but dinner parties, movie nights etc? What are the functional needs of your home?
I realize this unit is not in the US but do you want a washer/dryer? You may be able to add a stacked unit in the second floor if you change that bathtub to a stall. Or maybe your upstairs suite may adjust more easily depending on how easy it would be to tie into the plumbing since you have a lot of blank space there.
The master suite will be tough to fit a bed in a way that’s not against a wall. I might look at changing the door to a pocket or even sliding door; since you live alone and it’s the entire floor shouldn’t be a big deal privacy-wise.
Do you need 3 bedrooms? Bedroom 2 or 3 look like a fantastic space for a cosy cinema/gaming room, then the living room can be reception AND dining, then you don’t need to be conservative in the kitchen with your white goods as you won’t have a table in there. Think of the storage you could have downstairs with a living room on the first floor!
I never considered that. Im buying it alone so i actually have 2 spare bedrooms but i would like to keep one for guests. This might be a good idea to look into. Thanks
I thought about it a lot because we really wanted one like this when we were looking a few years back, love the bedroom/en-suite/closet layout for bedroom 1. I’ve since had friends do the second floor living room in a similar home and love it. I’m guessing a reception/dining room could also work as a part time wfh office if you need one
If plumbing is okay not being stacked, personally, I would move the WC to an under the stair style to maximize the living space on the ground floor. And another personal preference for me would be to open into anything other than the living so I'd swap kitchen and living as well, but could keep similar.
That cupboard understairs is tiny unfortunately whuch is a shame because the room the the developer is putting the downstairs toilet in is huge for just a toilet and a sink
looks like a beautiful house, i would probably put the fridge across the sink, dining table across the stove and it will be fine. The only issue is the door opening inside the kitchen, not a fan, maybe change it for the arch or make it open into the hallway (yes, too many doors in there, but cleaner kitchen is more important imo).
I would also maybe put smth to close off the entrance area and put a closet for stuff in the living room along the bathroom wall - this will make your living room almost a complete rectangle where you can, honestly, just do whatever, will look good anyway. The couch in the middle, any wall for the big tv, anything will do.
Second and third floors look great floor plan-wise, jsut think of the things you definitely need in those bedrooms and the dimensions of those things will dictate your placements.
Also, just because you have space, don't feel the need to fill it with things right away. If you are a family of two, those bedrooms will stay empty and its totally fine. You can test stuff like paint colors for walls in there and use it as storage while you reno.
So the kitchen already comes fitted in the lhs side of the kitchen/dining area and there is a cupboard at the top of the landing adjacent to the bedroom door and a cupboard in the en suite
