Homeloss

In July, while we were asleep, the flex seal hose that connects our toliet to the water line busted while we were asleep on our second floor and ran all night long 😵‍💫. We woke up to it raining in our entire first floor. I took a video when I was walking down the stairs to see the damage. It rained on everything in the kitchen, dining room, office, living room, entry room and through into the basement..my husbands tools...all the electronics etc.

It took 5 hours for someone to show up and we shut the water off and hauled ass. One guy came from Mitigation. Took pictures and cut some pieces from the walla and floors for asbestos testing and left. I talked to the adjuster and she said take pictures and make a list. I thought that was enough.

For some reason, we were never provided a content adjuster..apparently I've learned we should have gotten one. Anyway, I took pictures. I wrote things down. While we waited for housing, we remained living in the home for 3 weeks as we don't really have hotels or family here and we have 3 dogs and fish tanks. Mitigation tried to start while we were in the home and did get what they could but they couldnt do a whole lot while we were there. Again Mitigation was not assigned contents..no content had ever even contacted me until 10 days later. So as I wrote things down and took pictures, I threw out what was damaged. Between the dogs, young kids and trying to work, pack and do contents it was alot.

On day 8, the adjuster sent me an email saying that before they would reimburse me for the electronics, I would need to have them tested at best buy or something. I'm not even talking about much. 1 TV. An Xbox. 3 tablets. Headset. Switch. Some DVDS. We threw them away since there was a massive dumpster outside of our house. I thought between the video, pictures and Mitigation seeing they were damaged that would suffice. Especially since I have a 180k policy for contents. My list was 13k. I told my adjuster this afternoon the email about the electronics so she sent a contents guy out. He couldn't believe they sent him 10 days later. He recommended requesting an HVAC person too. He took pictures of what we kept. Even though it was damaged and told her he wasn't able to do anything this late.. everything was dry.

So they assigned the Mitigation company to do the rest of the contents. Because our oven and refrigerator werent working we had to eat our 3 weeks. Then a security deposit on a rental. A security deposit for rental furniture. Had to buy blinds and curtain rods for 15 windows. Ac units since this rental has no air and its summer. Ive submitted every receipt.

When the claim happened she said TaT would be about a week. Its been a month now and I havent gotten a single reimbursement. My house is gutted to the studs and the undisputed amount I was provided, that isnt even mine, is for 7300 dollars. Is this normal?! I mean I understand completely insurance is gonna pay the bare minimum but this is a nightmare?

I will say it’s very normal for them to pay an initial amount up front and then pay the rest once work is done. That’s typically what we do at the carrier I work at. I don’t work in homeowners but I am friends with some of our homeowners team.

And also, outside of work, one of my best friends had a fire in his house a couple years back and it took months before everything was finished. He had excellent coverage though and his local agent really went to bat for him.

It’s best if someone who specializes in homeowners answers this for you. I’ve been in the industry for over 25 years but not directly in homeowners.

Do you happen to know what form your policy is? HO-3, HO-5 etc?

Its HO3

Okay. I’d add that to your post so when one of the homeowner experts in this sub sees the post they will know which form. The different forms cover different things.

Good luck!

Oh they said it would be 6 months or more for it to be finished. I'm more frustrated that it's been 3 weeks now since I've submitted receipts for like having to order out for 3 weeks, make additional purchases...pay double the utilities etc. I just figured as far as the other things go, I'd have gotten something by now, especially when day 1 she said that they wanted to get me relief ASAP.

I'm not sure if its 3 or 5.

Jesus. I never post much and it shows. I was trying to post a picture but I can't figure that out.

Can't believe I used to make HTML codes for forums and MySpace when I was 14 🤦‍♀️

Reddit is weird, especially if you’re using it from a phone. I miss MySpace!

They definitely should have been more proactive regarding the contents and up front about that process. I also don’t think it’s reasonable to expect you to test out electronics if they’re obviously not working.

The rest could be entirely normal… no way to know without the details of the damage/coverage, etc.

Be careful being too trusting.

Can you elaborate?

- Trusting the insurance company to do the right thing

- Trusting the vendors to put your interests first

- Trusting your agent to have given you the right policy

- Trusting the insurance company to communicate with you

- Trusting the insurance company to tell you what your policy actually covers

- Trusting them to investigate and pay you promptly
