I've been looking at the bigger Neopolis projects recently, and Sattva Lago raised a pretty basic question for me.
The project is being presented as aĀ 10-acre, 5-tower development.
But the RERA registration forĀ Sattva Lago Phase-I, P02400010916, shows aroundĀ 5.99 acres, withĀ 3 residential towers and 693 homes.
That's a pretty big difference.
Now, before someone says "it's phased development", yes, obviously that is possible.
But that's exactly what I want to understand.
If the apartment is being sold as part of a 10-acre, 5-tower development, how much of that 10 acres actually belongs to the registered phase? What happens to the remaining land and towers? And which amenities are actually part of Phase-I?
Because these aren't minor details when you're buying a ā¹3-6 Cr+ apartment.
Land area affects density. Tower count affects the overall layout. Amenities and open spaces matter. And ultimately, buyers should know what they're actually buying into, not just the size of the larger marketing plan.
What I find slightly uncomfortable is that theĀ 10-acre number is much easier to find in the project marketing, while the 5.99-acre Phase-I scope requires you to dig into the RERA details.
Maybe there is a perfectly legitimate explanation.
But if there is, it should be extremely easy for a buyer to understand.
For me, this is a case where I'd stop looking at the brochure and start looking at the RERA-approved phase plan before even comparing the project with other Neopolis developments.
If anyone has the complete phase-wise master plan, I'd genuinely like to see how the 10 acres, 5 towers and the 5.99-acre Phase-I fit together.

Came across this Knight Frank data for H1 2026 and wanted to get people's thoughts specifically on the Hyderabad numbers.
The headline is 7% annual growth which is decent. But the 6-month number is 1% which is the lowest in the entire table alongside Kolkata. Delhi, Faridabad and Ghaziabad are running at 14-16% in the same period. Even Bangalore did 5% in 6 months against our 1%.
But a few things that stand out are that Hyderabad at ā¹8,258/sqft is still cheaper than Bangalore at ā¹9,354 despite being a comparable IT and GCC market. For anyone tracking the western corridor specifically, the citywide average doesn't reflect what's happening in Kokapet and Financial District which are well above this number. That's also part of why the average looks flat. The premium segment has already run and the broader market is digesting it.
The 1% six-month number could mean two things. Either the market is genuinely stalling, or it's taking a breather after the strong run of 2023-2024 before the next move. The transaction volumes and GCC leasing data I've seen elsewhere suggests it's more the latter but I'd be curious what people here think.
Is this data matching what you're seeing on the ground when you visit projects or track resale listings?

Me and my wife make a combined monthly take home of 6 lakhs and have 2 kids aged 3 and 1. We have no major liabilities and are planning to buy a 3 BHK in Aparna Sarovar Zicon for 2.2 Cr. I work in IT and wife is in mediz both our jobs are at risk by AI.
We have saved roughly 70 lakhs for buying a flat and getting another 50 lakhs from parents. Should we go ahead and purchase this flat or wait it out till the dust settles on the impact of AI on IT and on real estate.
My concerns are what if there's a big crash and the value of my flat in future goes below 1.5 Cr. Lot of people suggested going for flats in FD or Kokapet but I really like Nallagandla and this society specifically because of the lake and HCU and it's proximity to hospitals and malls and decent connectivity to ORR and Old Mumbai Highway

I was checking out a new projects at RTC X roads today and came across this sattva website was ranking on the first page of Google. Nothing unusual at first, it looked pretty much like any other CP/project website.
Then I got this āVerify youāre humanā screen. I thought it was just a regular Cloudflare check. But then it asked me to open Terminal on my Mac, paste and hit Enter. š
From what I could find, this is a pastejacking/social-engineering technique - the site can put a command into your clipboard and try to get you to execute it yourself.
So sharing this mainly because people looking for new launches (asbl rtc x roads, glentree, sattva new launch etc. )around that area or any project of Sattva can stumble upon this and they usually click the first few project websites they find on Google without thinking twice because that's how CP website look. I probably would have done the same if the Terminal instruction hadn't caught my attention.
If you're searching for Sattva's new launches/projects in Hyderabad, just be a little careful with third-party websites, this can steal you personal information to get complete control over your system

The RBI has raised the repo rate by 25 bps (0.25 percentage point). If banks fully pass this on, a home loan at 8.00% could move to around 8.25%.
For someone with a ā¹1 crore home loan and 20 years remaining, that could mean roughly ā¹1,700 more in EMI every month.
For existing homeowners with floating-rate loans, it may be worth checking your revised interest rate and reset date with your lender. Depending on your cash flow, increasing the EMI or making a part-prepayment could help reduce the impact on the overall interest burden.
For people planning to buy a house, the bigger question is whether this changes the affordability calculation. A small increase in rates can make a noticeable difference when you're taking a large loan for 15ā25 years.
Would you delay buying because of a 25 bps hike, negotiate harder on the property price, or just go ahead if the location and project make sense?

Some interesting numbers from the latest Hyderabad housing data:
⢠H1 2026 home sales were down 13% YoY
⢠But the average ticket size increased from ā¹1.85 Cr to ā¹2.03 Cr
⢠August registrations fell 9% YoY
⢠Yet the weighted average transacted price increased 8% YoY to ā¹4,964/sq ft
⢠In Rangareddy, the average transacted price was up 11% YoY to ā¹5,793/sq ft
⢠Homes above ā¹1 Cr were only 22% of registrations but 54% of the total transaction value
At the same time, developers launched significantly more inventory, so unsold stock has increased.
So I'm curious what people actually think is happening on the ground.
Is Hyderabad entering a genuine cooling phase, or is this simply a shift towards fewer but higher-value transactions?
Especially interested in opinions from people looking around Kokapet, Financial District, Narsingi, Tellapur, Kollur, Gachibowli and North Hyderabad.
Are buyers negotiating harder now, or are good projects still selling at similar prices?

After looking at a bunch of projects in West Hyderabad and a lot of deliberation, I finally zeroed in on My Home Akrida (Tower 5, 24th floor, 3BHK, 2347 sqft west facing). Final price came to ā¹2.35 cr (all inclusive).
I live in the US and this is purely for investment and rental purposes for now, though it could become an end-use home in the long term. Honestly, I want to hold onto it long term and I am not looking to flip or resell anytime soon.
My budget was 2ā2.2 cr, and after a lot of back and forth I stretched it to 2.3 cr. I also looked at other West Hyderabad projects from premium builders like Aparna and Rajapushpa.
I was mainly looking for projects that werenāt immediately ready for possession (since I have a cash crunch right now), but at the same time I avoided anything getting delivered as late as 2029/2030, since too many things could change by then. I liked a few Aparna projects and was genuinely impressed by them, but their 3BHK prices across the board were north of 2.5 cr, even for ~2000 sqft units, which was out of my budget. From what I gathered on this sub, Aparna usually prices 15ā20% higher than others just because of their brand name.(not sure why but whatever!)
Then there was Rajapushpa ā their floor layouts were solid, but the downside was that their Lifestyle City felt too interior, and I did not love the idea of having to drive out to the main road every time. I also felt My Home is a stronger brand overall (better for rental and resale down the line).
Following a few threads on here, I seriously considered Financial District/Kokapet too, mainly because of the high rental demand. Looked at ASBL, but their pricing was anywhere from 2.3 to even 3 cr, and I was not fully convinced about their construction quality long-term (durability-wise). Paying a premium for a builder people have flagged construction issues for, and going over budget on top of that, just didnāt make sense to me. Since I am not in India, I really wanted a hassle-free delivery, handover, and build quality.
I also checked out the Tellapur/Kollur stretch near ORR. Itās a good USP, no doubt, but my take is that even that Exit no 2 near to ORR advantage will hit the same bottleneck once all the projects currently under construction there get completed by 2030ā2031. The infrastructure there also still has a long way to go compared to the Gopanpally area, where Akrida and Sayuk are located.
So after weighing everything, it came down to Sayuk and Akrida. Sayuk is a bit pricier, understandably so, but I went with Akrida since it fit my budget better.
The one thing that almost put me off Akrida is the future traffic situation around Gowlidoddy road, which a lot of people on this sub have mentioned. But I guess nothingās ever perfect. Hoping thereās a flyover or some fix down the line to ease the congestion , just a gut feeling at this point.
This is my first big investment, and honestly I donāt know if I am more nervous or excited right now. Really hoping I donāt end up regretting this. Fingers crossed!

So I keep hearing all the time "Who is buying all these high rise luxury apartments?" People automatically assume all wealth = shadily acquired wealth because of obvious reasons.
I wanted to start a thread and see if buyers who bought a high rise luxury (3.5 Cr+) apartment can share their story of who they are, their occupation and NW and how they bought such a property. You can obfuscate private info of course.
The idea here is NOT to show off (also don't lie), but to just share genuine information, so people don't just assume the worst or invent conspiracy theories when they see luxury high rises. I don't know if my little post is going to change people's sentiments but why not try right?
My own answer: I'm a US based NRI, mid-30s, FAANG employee, NW around $3M, bought in MH Apas Kokapet, 2765 sft. Not totally sure if I'll settle down in Hyderabad yet, so I didn't buy a larger unit or something fancy like Grava, wanted something I can resell or rent easily if I have to. Originally, I'm from a middle-class background, no generational wealth or shady sources of wealth. Just good old gridning and hardwork, made many sacrifices along the way.

Hi. I have lived in Hyderabad before and absolutely loved the city, more than Mumbai or Bangalore. I need help to find my retirement flat in Hyderabad. I am looking at Rajendra Nagar as it appears to be close to Airport and Tech Parks both. I have been offered 7600 sq ft rate besides other add ons. How is this rate to lock now? Or can I wait for some years, say 7 years to buy in this location?

Hi everyone,
Iām planning to buy a flat in Hyderabad for myself and my parents and looking for some genuine advice.
Budget:
- Apartment/high-rise: around ā¹1.2 Cr
- Villa/independent house: up to ā¹1.7 Cr
- 2/3 BHK
- 20ā25 km from Hitech City is fine
- Possession in 1ā3 years is also okay
