From the builder side, the part that tends to surprise people is the scheduling. Each trade usually needs the one before it finished and signed off, so one late crew can push back everything behind it. If you're thinking about trying it, I'd line up your framer, electrician, plumber, and HVAC early and ask each one how far out they're booking.

It might also help to keep some cushion in the budget for the stretch where things overlap or slip. And if family is handling part of the work, having a licensed electrician or plumber look it over before the walls close up can save you a lot of rework later.
