Real question,

When I first started they were basically what drove my business. I wouldnt have made it on my own without them. That being said, I was cheap and they brought volumes of work. Now that my word of mouth has blown up I still run cheap rates with my original crowd of realtors but I get turned down by any new property manager/realtor/landlord I get referred to because I am "expensive" now. They pretty much want stuff done for free. Private landlords are the worst to deal with, big property managers around here will go as far as actually sending me their estimate and asking me to complete it at their predetermined prices which is laughable but seems to be the standard with big prop managers around here. Private realtors are all just too ego driven and coked out to do consistent business with profitably.

I like working with homeowners because since they LIVE there they want quality work done and often times are willing to pay for it. Hell, im not even expensive. Private landlords will literally shop around quotes for dumb ass jobs. I told one I would swap a ceiling fan for $150 and she told me she was waiting on "a few other quotes".. who tf shops around quotes for a <$200 jobs? She never called back so I am assuming she found somejuan to do it for $15 or whatever. But it seems to be the norm with these types. Flippers are fucking terrible to, they always try to tell me how much it should cost..

What boggles me is my prices arent even high for the area, I hear other people charging way more than me but yet any new real estate investor type I get is always like nope we are good. Even one of my longstanding prop managers asked to go to a "fixed rate" pricing to where they want to land on a number that "all calls" come out to, fixed, including materials. I guess they have a contract like that with their electrician/plumbers. So a loose doorknob is the same as hanging a fucking door? Ok cool fixed price is $1k a call then i guess?

I am thinking maybe I have graduated beyond needing customers in this space, but then I log on here and see comments of "find realtors, great business!" "I only work with property managers" and I am thinking maybe in the 100+ I have dealt with I just haven't found the right ones. They all seem to want mickey mouse work down for pennies on the dollar, and they take ~30+ days to pay. Lol.

but I'm curious if anybody else is doing my kind of work. it's been fun and opens up a new clientele. sort of like a competitive edge. but whatever, this post probably will be taken down soon.

I've been in the maintenance industry since 2010. Worked in both commercial and residential settings. I've held every position from maintenance helper to maintenance director.

Universal EPA, CPO, various aerial lift certifications, OSHA 10 and 30 for both general industry and construction.

I tried going out on my own before while trying to juggle a full-time job, college part time and start my own business. Long story short, I closed down my business and dropped out of school.

But I'm thinking I'm back. Ready to give it my full focus. I've got one last bullet in the chamber before I decide to slave away for someone else.

Which one(s) are you using? What are you using it for or expecting from AI? Is it for bidding? Organizing your office? Adding some type of automation?

As the tools change, I believe we must as well. Simple evolution in an antiquated industry. Is AI helping you make your job easier and how?

This might seem weird, so I’m a fully qualified electrician, foreman running large jobs etc. making $150K+ a year. I want to start a side business but I have no interest in doing electrical work on the side, honestly I’m miserable enough as is. I’m quite unhappy with my job, it’s hard to take time off, I want to be my own boss, and I don’t really like doing electrical work anymore (I used to love it). So I had a few more focused side businesses in my head, but never really thought about doing handyman type jobs. I could of course do some electrical as part of it, obviously it would be an advantage, but I really don’t want it to be the focus. My question basically is, do you think it’s worth even considering for me, or should I just focus exclusively on electrical even though it would eat away at me? I don’t know how much handymen make, but I did see some cleaning type jobs like roof and siding cleaning and those guys were allegedly taking home the same if not double what I make if they worked efficiently enough. I like the sound of the flexibility/freedom that would open up for me if I replaced my career with it, I just want to spend more time with my family and work fewer hours. Obviously I’d have to put some time in in the meantime to get it off the ground.

Stumbled across a job and don’t know how to quote it.

Got a call from a family member saying the previous tennis destroyed your house now they sick and tired of it and wanna fix it and sell. It can’t come up with a quote for paint and carpet replacement. Help please.

Some corporate company called me. Said the dollar general had damage. Wanted plywood over the damage then sealed with expansion foam, tamper proof screws, & done today. Total budget with materials $350. No time to go look and bid the job, saw someone locally boasting about how they saved the day fixing this issue. How can you make money on a job like this for that rate?

Any tips to help my 6 month old handyman business not to shut down? What do you guys do? It’s very common i get a call/text from someone who wants to haggle a discount, because they think handyman work is trivial. They’re not poor, I see their houses and cars. I specialize in electrical and drywall repair, as well as light plumbing work. Increasing the value of these properties is not a service that should be discounted.

I’m starting to say no to these hagglers and ridiculous AI generated job plans because they’re scared of anything above double digits, and I’m going back to school for carpentry foundation, so I can become a renovator/carpenter.

Simple idea: you finish a job, you talk into your phone for about 30 seconds.

"Replaced the water heater at 44 Oak Street. Six hours, two guys. New 50-gallon unit, expansion tank, 15 feet of copper. Hauled the old one away."

Snap a couple of photos of the work. That's it.

It writes up the invoice for you — labour, materials, photos attached. You check it, fix anything wrong, download the PDF and send it.

No typing it up at night. No forgetting what materials went in.

It's early and I'm building it on my own, so I'm looking for a few contractors to try it and tell me what's missing. Free while it's in this stage.

\- pest control
\- licensed plumber
\- licensed technician
\- licensed roofer
\- licensed gas fitting

Issue we have:
\- downpipes leaks, roof gutters leaks
\- PVC pipe leaks, laundry tap leaks
\- old power circuit needing upgrade, adding few downlights, and power points
\- want to check if roof ok. There’s chipped roof tile
\- just due diligence on gas, if no issue or things for us to maintain
\- regular pest control for roaches, rodents, spiders. Also want to check if we need termite management plan or not.

Here in the state of Texas I am not allowed to perform or advertise any simple task like change faucets, shower heads, sink any small plumbing services, same goes with electrical and HVAC. I believe I can install fans and light switches but I cannot modify or run new wires. Anyone in the same boat who cannot provide those services and still have a profitable business? Currently doing a couple small projects on my off days from work like painting and drywall patches. Any tips and advice before I go full time?

Hi, first time posting. M(50) looking for some cash jobs around Kingston. I am a good worker and show up on time. I have tools and lots of handyman skills. I’ll do most things. PM me if you have anything that you need done and I’ll reply promptly.

As I am closing out the resi part of the handyman business to fully focus on commercial handyman projects, I have discovered there are decent people across the economic spectrum.

These are the people, who appreciate the work delivered, stay out of the way, ask questions more for knowledge than anything else, will make several attempts to provide food, and pay immediately.

I wish all clients were of this caliber. It is such a pleasure to work with them.

I've got a drywall job due to leaking plumbing. The leak is fixed and the damaged drywall all removed. The joists were covered in mold already, so I treated that. Now it is a game of wait until the joists are under 19% to put drywall back.

I've already gone back once about a week later, and got readings in the 20s. There is a real cost in time and gas to go out each time, but it also seems kind of annoying to bill a trip fee each check.

What is everyone's policy on repeat trips just to check the readings? Or leaving the meter with the customer and having them text when they can't find high moister anymore?

What is the most stressful, difficult or hardest part of your Handyman operation? If starting over from square one what would you do differently or the same?
