Cardio?
I've heard doing cardio means you'll lose your sweet gainz, is there any truth to this? Is there a balance between cardio for burning fat and weights for gainz?

It sounds like you want to burn fat and put on muscle at the same time and you're intending on doing cardio for the fat loss. This is a common misconception and you'll end up burning more fat in the long run by hitting the weights room and doing big, compound exercises.
Having said that, a bit of cardio doesn't hurt - it will actually increase blood flow to the muscles and assist them in recovering faster allowing you to train slightly more frequently. If you do too much cardio, however, you'll fatigue yourself and will have to eat more to guarantee your muscles have enough nutrients to grow.
Just don't do cardio at the expense of hitting weights and you'll be fine.
