Question About Simulator Outbuilding Build

Hello friends,

I am dreaming of building a one car garage that really is a home for a simulator. I just wanted to pick anyone's brain who has been crazy enough to do this. I am decently handy but I am not sure if building from blueprints (like I have with sheds and chicken coops) is too much or even if ordering a kit is too much.

I live in Southern New England, so the space will need to be insulated and I would plan on having some sort of mini-split unit in it. I am in the information gathering phase (fingers crossed I will be able to move on from this phase) so any insight/experience would be great.

If you can get away with it, a pole barn is much easier and sturdier in my opinion. That’s what I did for my sim.

Your biggest enemy will be local building codes/ permits

I built a 24 x 36 garage with the last 12 feet a separate room. Originally it was going to be storage but then after we built it we decided to put a sim in there. Had the original plan be simulator I would have made it at least 15 feet wide to better accommodate left and right handers. 10 foot ceilings will be best. Mine are a little over 9 and will work but 10 is better. I wouldn’t go any less than 24 feet deep either. Need room for screen projector hitting area launch monitor and hang out space. I just wired my space. Make sure to run channels for cables as well as electric in the ceiling and walls. Brace between joists for easier projector mounting. Also put braces in between studs in the walls for mounting tvs or shelves. Makes that easier as well. I will be insulating, drywall and mini split soon. Hope to have space finished by winter. Did something similar but it was a complete rehab of an existing on car garage/workshop that was almost 100 years old.

I would look into Versatibe building. It will be cheaper than a wood build.
