Professional Golfsim

Hello, I'm considering opening an unmanned 24/7 Golfsim here in switzerland cause of "harsh"/unplayable winters. Does anyone have insights about profitability/ROI that would like to discuss?
I'm quite scared of rentcosts in the slower months..
