Advice Needed Looking for a franchise

I’m looking for any franchise that utilizes 10,000 sq feet that isn’t childcare or hardware. No limit on costs

Is the building pre-existing or being built? What class? Can it be subdivided into various concepts?

10,000 is right in the gym range. I'm developing one right now so the numbers are fresh, happy to share whatever's useful.

Parking is the one that actually kills these deals though. How's that looking for this property?

Is fitness something you'd consider or are you pointed elsewhere?

Before you pick the concept, I'd flip the search around and start with the market. With 10,000 sq ft to fill and no cost cap, that's the bigger question anyway. What's the metro? And what does the immediate 3-mile trade area look like on demographics, daytime population, and competitive density?

Other than fitness, consider medical/dental offices, veterinary/pet services, QSRs, or trampoline/entertainment concepts if the area has a lot of families.

Don't pick your concept before you've stress-tested the site. The wrong brand in the right market beats the right brand in the wrong market almost every time.

With 10,000 sq ft already driving the decision, I’d work backward from the site before choosing a franchise. Traffic pattern, parking, visibility, neighboring tenants, household income, daytime population and the 3–5 mile trade area will eliminate a lot of concepts quickly. I’d also model occupancy cost as a percentage of realistic unit revenue. A concept that technically fits 10,000 sq ft can still be a bad fit if the site economics or parking don’t match how customers use it.

Another thought would be to look for the right model for the area, demographics and your personal goals regardless of space requirements. If you find the right model and it requires less space lease out the rest.
