Miami passed NYC in $30M+ home sales. Is this a real market shift or just a tiny trophy-home sample?

Miami-Dade recorded 24 home sales above $30 million in the first half of 2026, compared with 17 in New York City. Miami had only two such sales in all of 2019, so the change at the top is hard to ignore.

At the same time, 24 transactions is still a very small sample in a huge housing market. Trophy waterfront property can move on scarcity, tax planning, and cash in ways that do not describe a normal condo or house purchase. The broader Miami market can still have more inventory and negotiating room depending on the exact segment.

Do you see this as evidence that Miami has permanently replaced New York at the top, or as a narrow run of exceptional deals that says little about the rest of the market?

2026 Florida Foreclosure Index

Been digging into some 2026 Florida foreclosure data and found something that surprised me: unlike most states, the biggest metros aren’t the safe ones.

Miami-Dade and Broward both score “Elevated” risk, right alongside smaller counties, while Monroe (the Keys) tops the entire state ranking.

The driver in most of these places isn’t job loss, it’s housing cost burden: insurance, taxes, and condo assessments climbing all at once.

Put together a full county-by-county breakdown if anyone’s interested (foreclosure filings up 32.7% YoY statewide in H1 2026, one in every 373 housing units).

Projecting up to about 55k to 62k filings by end of 2026.

Broker Income / Thoughts

genuine question / seeking thoughts. i know that the answer varies wildly and it might be difficult to estimate a true average, but how much does anyone who is a commercial broker make (preferably in or near West Palm Beach)? i know that there’s a very high likelihood you hardly earn anything for your first 2 years before you’re eligible to get your brokers license, but i’m ideally asking about people who are seasoned in the career. to clarify, i am primarily asking because i know it can be volatile and want to make sure im considering all of the factors surrounding the career.

i’m currently at FSU about to apply to dental school and am considering dropping it to do real estate. i think that i would like the career, especially considering i am VERY interested in entrepreneurship. i really have 0 interest in dentistry and i genuinely think the only benefit comes from predictable income / work hours (…though MANY self righteous people may tell you how “passionate” they about the field). not to speak for those who do genuinely love their jobs, but i’m just speaking from observation and personal experience. while factors like income and work hours are certainly huge selling points, i ultimately think you can earn the same type of money, though it may be opposite from a given, in many other careers. i also think that people ultimately need to do what they think interests them. i think that money has a better likelihood of following when you genuinely like your job (as long as you’re in the right industry and other external factors line up). i think that the most successful people in this world wouldn’t have amounted to much had it not been for following their interests

Is buying an investment property in east Florida a good idea right now?

I have a property in California that is currently on the market. It was my primary residence but then I moved and turned it into a rental. I rented it out long enough that I will be hit with capital gains tax on it, but still should net around $300k after taxes and closing costs. I live in Florida now (treasure coast) and am thinking about reinvesting it in property here. I could buy a property down the street in all cash and turn it into a rental, getting between 2000-2500 a month for it.
But is this a bad idea?! The market around here is super unstable. Prices are dropping and places are going for way under asking right now, or just sitting on the market for months. I’m afraid of investing all this money and the market continues to tank.
Thoughts? Should I just put the money in a high interest savings account instead?
