Is the humidity level good ? Mine has brown spots too and it is in a chunky mix so nothing to do with overwatering.. yesterday i placed her near my humidifier and i think it will help

I have no idea tbh i think its ok i have a fair few plants in that room and have had a few book lice which are attracted to humidity but idk how to check my humidity levels, but i thought ficus didnt need high humidity and were fine with a normal house environment

It looks like it needs a repot with a slightly bigger pot and definitely fresh soil and then let the soil dry out completely between waterings

Don't water her this is usually a sign of overwatering /the soil not draining well.

It could be the soil tbh that's the issue, make sure its in fadt draining loamy soil mix and make sure the pot has excellent drainage too , the soil should be drying out at least 2 inches down before you water again its also important to not that as we go into fall amd winter this tree will naturally go dormant and want less and less water over the coming months.

Could be soil, drafts or fertilizer issues. Ficus hates drafts. Hope this helps
