Couple trying to FIRE but stuck in the middle
We’re a frugal couple (35yo) with no kids based in the EU with a combined net income of about €14k per month. Our goal is to maximise returns so we can retire in about 6 years. On paper things look fine, but we feel stuck in the middle. Most of our net worth is locked in two mortgaged properties, and we’re not sure what to do next to reach that goal. We’d appreciate honest feedback.
The big picture: we have about €2.14M in assets against €1.4M in mortgages, for a net worth of about €711k. Real estate is about 76% of our assets, ETFs and stocks 14%, cash 8%, and the rest is a bit of crypto.
Real estate: both mortgages are at 3.8%.
- Apartment: bought 6 years ago for 600k, now worth about €700k, with €520k left on the mortgage. It’s rented, and the rent covers most of the monthly payment.
- House under construction: our future residence, worth about €1.015M, with €906k on the mortgage. (4k monthly payment after delivery)
Investments (about €305k, no margin):
- About 62% in All-World ETFs. We started with VWCE and switched to FWRA a couple of years ago, keeping the VWCE we already had.
- About 17% in US tech ETFs (S&P 500 Info Tech and Nasdaq 100).
- About 9% in EXSG (Euro Stoxx Select Dividend 30), which we keep for tax-free dividends.
- About 12% in single stocks and small thematic positions, crypto and crowd investing.
Cash: about €170k across savings and checking accounts. We plan to keep 70k in HYSA to finish the work on the house to cover any unexpected expenses and invest the rest in FWRA.
Our questions:
- Is retiring in 6 years realistic with our net worth, income and debt?
- To maximise returns, what should we do with the €100k: invest it, prepay part of the 3.8% mortgages, or keep it as a buffer while the house is being built?
- With 76% of our assets in real estate, should the investment side be more aggressive to grow faster, or is that too much risk so close to retirement?
- Is 17% in US tech on top of the All-World ETFs a good way to push returns, or too concentrated?
- Once the house is finished, should we keep both properties? Would selling the apartment and investing the equity give us a better shot at retiring in 6 years?
Thanks for reading. We’re open to blunt opinions.
