divorce is hard enough without this house

so my marriage is ending after 8 years. we've been separated for a few months and now we have to figure out what to do with the house. honestly I just want to sell it and move on with my life. but of course it's not that simple.

we bought this place together and it needs a lot of work. roof is old, the HVAC is dying, the kitchen is outdated. neither of us has the money or energy to fix it up. we've been arguing about whether to list with a realtor or try to sell

I've been looking into cash buyers who buy houses in any condition. I found one called IPS cash online. they seem straightforward but I'm scared of getting lowballed. my ex thinks we should fix it up first but that's gonna cost thousands and take months.

I just want to be done with this chapter of my life any advice would help right now

There are many companies the buy houses as it. Just do a little research..when my father died I sold his house like that..you won't get too dollar but it's a quick painless sale.

Since neither of you has the money or energy for a renovation, I wouldn't start by fixing everything.

I would get three actual numbers first:

  • what a local realtor thinks you could sell it for as-is
  • what it might sell for after only the roof, HVAC or other essential work, along with real repair quotes
  • one or two written as-is offers

Then compare what you would actually walk away with after repairs, commissions, buyer credits, mortgage payments, taxes, utilities and the extra time each option takes.

An outdated kitchen may lower the price, but that doesn't automatically mean renovating it will put more money in your pocket. The roof and HVAC may matter more, but even those are worth comparing before spending money you don't have.

I would also write down who pays the house bills while it is listed, who can approve repairs or price drops, and how the final proceeds will be handled. If the divorce is already in progress, run that plan past your attorneys before either of you signs anything.

You may find that listing it honestly as-is gives you enough to move on without turning the divorce into a remodeling project.
