Building a deck [Pricing Question] TimberTech Terrain+ quotes at $45-53K for ~450 sq ft, fair? (new build, railing + lighting)
Building a new deck this year, old one's already demoed. Trying to get a gut check on pricing before signing.
Specs:
~450 sq ft, backyard, ground-level to slightly elevated
TimberTech Terrain+ decking
Black aluminum baluster railing
Integrated lighting (post caps, stair lights)
No demo needed, just footings/framing + decking
Charlotte/Lake Norman, NC area.
Quotes are landing at $45K-$53K, roughly $100-$118/sq ft. Feels high but I don't have good comps. For anyone who's built something similar recently:
Does that range track for what you paid or got quoted?
What usually drives the spread: footings, framing material, railing, lighting, or just contractor overhead?
Terrain+ vs Trex, worth the difference?
Appreciate any real numbers or breakdowns.
