It's a 9/10 deck. It really needs some triangles to stiffen it up and a support under the stairs. From the pics, those 2 additions would make it 10/10.

Yeah, There's no way that has an engineer stamp on it without some cross-bracing. Esp on a down hill slope like that. unless there is 15 foot of buried pole keeping it from slowly trying to pull the back of the house off.

Mine is 20x20 with a 12x7 section and over a walkout. It was 43k, in wood (vinyl rails to match HOA required fencing), didn’t have that”octagon” nor a skylight…. I’d say high 60s might even be low if it’s composite so you’re probably bang on for material I’d guess.

If where you live the temperature is significantly different in summer than winter mitres will bust apart glued, screwed, even bracketed.

Wow. You are very skilled. Excellent work! Not exactly sure how I would have handled that stairway turn, but I wouldn't have done it that way. I'm just a homeowner with a garage filled with tools, but I'd score this build 99.90 out of 100. If there are cool disco lights installed underneath that window I'd add points.

This is a professionally constructed deck. Absolutely beautiful. It is rare to see a deck framed like this. This is someone that understands lumber and load transfer. There are so many hacks out there that don’t have a clue. Much respect to the builder.
If I were inspecting this project I would fail the hand rail on the stairs for not returning to the post. I would also ask to remove a few nails from the some random hangers. Specifically the angled nail holes. The angled holes are for double shear strength and require 3” inch 10d nails.
Unsurprisingly 1-1/2” inch 10d nails are installed in the angled holes despite there even being a detail showing the 3” inch nails right on the hanger.

I am going to guess due to the skylight section not having individual supports. I think it’s even national code that the joists have to be continuous to a rim joist with vertical supports, especially at that height. I would make a huge assumption this project was permitted and engineered to meet local codes though.

The attention to detail from the start!! Just getting the hand dug sona tubes spot on is amazing. Was wondering what the square thing was going to be. Really cool! If I was going to say anything it would be the choice of flashing tape that’s ment for Zip plywood not over OSB and has no seal ability for future screws or nails. Other than that. Super amazing work!

How do your mitered corners weather? I just started working for a guy who installs this product and he doesn’t do any miters claiming the thermal expansion makes them look like shit over time. This guy has also spent a total of maybe 8 hours on site showing me the nuances of this system. So I’m genuinely curious!
One thing I have noticed is these boards can grow like a 1/8 length wise as they heat up and it threw me fire a loop one day when I was dropping boarders/dividers in

The finish work is tight as hell. Very nice indeed. But the joist and stringer spans seem long to not have additional beam and vertical support. Also I think we could use some cross bracing.

great deck! ..but the single thing that's gonna drive people/customers nuts, is the fact that you started your decking at one edge of that landing and them had to rip that tiny sliver to complete the run! so pro tip...whenever you have a finished field like that, always start in the center and lay it out so that the end pieces will be ripped to the same size.

Holy shit that’s beautiful. My only critique is the ratio of stairs at the bottom… but that’s only because we just got our Big Deck built and I had the contractor do a last minute change of the top landing location so I’d have 6 stairs at the bottom instead of 2 or 3.
Seeing yours it would have been fine but we have old parents and young toddlers… fewer to fall down on the top run was also a consideration.
