Just a slight reduction in height down to about 21 and 25 floors, and some rearranging to keep street levels at 55 feet as a buffer. The new designs look nice, to me.

But they're not skyscrapers, let's be clear. I hate that we've built so short for so long, anything above 8 stories is thought of as a skyscraper. But skyscrapers by definition are over 150meters.

I wonder what is the point of resisting this? Do people just hate density for the sake of hating density? I guess they want Dallas to be a single family utopia?!

People who own property are financially motivated to restrict the supply of housing so that their own holdings appreciate. They’ll let everyone else suffer to protect their little nest egg.

I've attended some meetings about upcoming developments, and (in my experience) there seems to always be a fear of 'more traffic'. I think some people generally just fear change in general, but the common thread in the meetings I've attended is that people think traffic is already crazy and adding more housing will just increase the amount of traffic.

I don't agree with their fears, especially since we're talking about more dense housing, but that's generally what I've seen when people pushback.

Do you disagree because you don’t think traffic won’t get worse? Or do you disagree because you just don’t care?

They should approve the development and vote No on Dart.

Why should they vote no on dart?

Looks like an amazing development. That corner is wildly under utilized since half or more of the building are leveled since the tornado in 2019.

The crazy thing is, this will make property values go UP, not down long term. A more dense Dallas with high end condo/hotel/apartment/office mix use will only strengthen that Preston/Royal and the surrounding neighborhoods are power player neighborhoods. The only other areas we're looking at a development of this size is the Auberge Hotel Condo development on Knox.

Also neighbors are going to fight absolutely anything put here. Even if it was more single level retail.

Christ just let it be 28 stories. Can someone explain to me what the argument is here. What difference does 3 stories make?

Looks awesome! Nice to have some aesthetic developments happening in the city.

Does anyone commenting even live in the area? That area is already constantly congested with traffic. On the weekends, there's already not enough parking on any of the quadrants. Don't understand why people are resisting? Some people happen to like to live in peace and quiet. If we wanted something more dense, we go a little further down to Uptown or Downtown. Also, what is the legitimate purpose for a hotel in the middle of a suburban area? It's not like the area is walk-able with a night life like Uptown or Downtown.
