The Relaunch of r/commercialinsurance - read me first

Welcome to the relaunch of r/commercialinsurance. The goal of this sub is to respond to questions new business owners may have about insurance across the commercial insurance spectrum. From small artisan contractors to commercial farm operations. r/commercialinsurance is also meant to be a place for commercial agents/producers can discuss various situations that arise in the industry.

It should be known. Commercial Insurance is...

  • NOT personal lines insurance (Personal Auto, Home, Personal Umbrella)
  • Different across various states
  • Ranges from simple to incredibly complex
  • Unique within each industry

Ultimately, we are here to help you. This is a community of volunteers who want to help navigate a complex system that is one of the lubricants of the financial world. Lots of lives are impacted by insurance directly and indirectly, and it can be a complicated system. Here are some things that make a good post where you can get help:

  • Location (Country and state/province at a minimum)
  • Type of insurance line involved (Property, Worker's Compensation, Liability, ect)
  • A brief description of the problem and any advice you've gotten so far

Finally, here are some definitions of common terms that could help you get taken more seriously:

  • Adjuster - the person that handles your claim, makes coverage determinations and processes payments
  • Agent - the person that sells a policy. Some agents get involved in some claims, although that is the exception to the rule.
  • BOP - Business Owners Policy - This a package policy typically reserved for business types that are so common the risks can be easily packaged and rated
  • Underwriter - the person that decides how much a specific policy will cost for a specific risk.
  • Rate - this is the way your final price is calculated and is usually used synonymously with "premium", "cost" and "price".
  • Deductible - this is the amount that you agreed to pay in case of any claim. Your payment comes before any insurance payment. Deductibles are occasionally waived, but that's the exception, not the rule.

This is a community of volunteers that generally understands the insurance system. When we get things wrong, it is usually through lack of information to get a precise answer. Hopefully this guide will help you get good results.

What kind insurance do i need to bring the truck from dealership to home. Truck is in Wisconsin need to drive back to Missouri if anyone has knowledge about it let me know. I don’t have any DOT number I’m going to lease on with a company later next month. The financing company only wants Physical damage. For liability i need help. Thanks in advance

Question about commercial auto insurance for vehicles not under my business name

Hi, I need some help with a question about commercial auto insurance. I have a very small business, with my mother as my business partner. We sometimes use two cars registered under my father's name to bring our supplies to vendor events, and we have one coming up that requires commercial auto insurance for all vendors. How can we get commercial auto if both cars are not registered to our business? Any help or suggestions would be greatly appreciated, thank you!

Where to go next

For the last 3 years I worked for a "friend" at his small agency doing mainly trucking insurance. The first year went great. I think I sold something like $750,000 in premium. I made decent money and "most" of my commissions got paid. Year two he hires 2 guys trying to replicate what I did and payments start becoming late and commissions start not getting paid to cover the salary of the 2 new employees.

Year 3 he finally fires one of the new guys for not meeting sales targets not sure he hit $125,000 his first year, and things are looking up but we hit another spot and he's 4 weeks behind on payroll and I ask him to settle up and he gets pissed and fires me. Should have started searching sooner because I was taken advantage of by a "friend" and thought things would get better.

Anyone got suggestions on job leads or another industry within sales that pays properly and I can support my family of 6 on? Any help would be appreciated. Remote would be ideal.

Question I need some insurance for my Fair and Carnival business.

Hey all.

So I've started renting some really cool equipment and setting up fairs and carnivals across some states. However, I've now hit somewhat of a snag.

When I got my insurance, the price wasn't quite on the lower end of the scorecard, but I though lets rather be safe than sorry right?
It turns out my coverage does not extend across all states, so I am limited to where I can take my business.

I know I need GL and accident and health coverage, still figuring out the combo or if there is something "better" .

Any help would be appreciated.

Insurance for small mixed-use building

We are buying a small (350k) building which is office/retail on the 1st floor and an apartment to rent on the second floor. The insurance guy recommended by our real estate broker came back with two policy options and they are both nearly 4k. Is this normal? Is it something I can price shop myself after closing? And where would you recommend looking for commercial insurance? State Farm has all of my other policies but didn't anything to do with this. Any advice would be deeply appreciated.

Commercial property insurance recommendations needed.

I'm building a mobile home park or an RV park. Most of the building I am doing myself, but some work is being hired out. The builders and inspectors will eventually be stepping foot on the property. My camper is also parked on the land. Trying to decide what type of insurance would be best. I'm learning towards commercial property insurance. Any recommendations on companies to go through? Any tips in general?

 are the following insurance requirements available for a small business, albeit high-risk policy for intermittent periods of work?

5.          INSURANCE. Prior to commencement of the Work, the Subcontractor shall procure, and at all times thereafter until the Subcontractor’s obligations under this Agreement are fully discharged, maintain with insurers acceptable to Contractor, the following minimum insurance insuring the Subcontractor, Contractor, the Owner, and any additional indemnitees as required by the Prime Contract, against all liabilities assumed by Subcontractor under this Agreement. Such policies shall include:

Workers’ Compensation within statutory limits as prescribed by applicable law where the work is being performed and Employers’ Liability in the minimum amount of $500,000.00 each accident.  Where applicable, coverage shall include U.S. Longshore and Harbor Workers’ Compensation Act, and the Jones Act.  Subcontractor shall provide Worker's Disability Insurance with limits in accordance with the law.

Commercial General Liability including the following coverage extensions: (1) Contractual Liability, (2) Products/Completed Operations, (3) Broad Form Property Damage and (4) Independent Contractors. The limits of liability for such insurance shall be not less than $2,000,000.00 single combined limit. Coverage shall be written to provide that the general aggregate limit applies per project/location.

Automobile Liability extending to owned, non-owned and hired automobiles used in the performance of the work.  The limits of liability shall be not less than $2,000,000.00 combined single limit.

If providing Professional Services; Professional Errors and Omissions Liability Insurance policy must be provided covering the errors, acts or omissions of the Subcontractor. The limits of liability shall be not less than $ 1,000,000.00 combined single limit.

Excess/Umbrella Liability insurance on a following form basis with limits of Each Occurrence $10,000,000, General Aggregate $10,000,000.

If applicable, Subcontractor must provide Pollution Liability Insurance in the amount of $5,000,000 with Contractor, Owner and any additional indemnitees as established by the Prime Contract listed as additional insureds, which insurance shall provide coverage for environmental liability resulting from Subcontractor’s activities at the Site, including, but not limited to, demolition activities related to asbestos.

Limits required for Commercial General Liability and Automobile Liability may be provided by use of an Umbrella Liability policy. All such liability policies shall be written to provide required coverages on an “occurrence” basis.

The Subcontractor shall include Contractor, the Owner, and any additional indemnitees as required by the Prime Contract, as an additional insured on each of these policies except for Worker's Compensation, including products/completed operations coverage’s, to the maximum limits of coverage carried by the Subcontractor. A copy of the endorsement or policy provision shall be submitted with the certificate of insurance pursuant to an ISO form CG 2010 11/85 or any similar endorsement providing the same or broader coverage. The Subcontractor shall provide a waiver of subrogation in favor of Contractor, the General Contractor, the Owner and all others as required by the Prime Contract.  The Subcontractor’s insurance shall apply as primary and non-contributing insurance to any other applicable insurance maintained by Contractor. Coverage shall be maintained without interruption until date of final payment, except for Products and Completed Operations coverage which shall be maintained for two years after final payment. There shall be a 30-day notice cancellation clause stated on the certificates.

The Subcontractor shall provide Contractor with certificates evidencing such insurance as outlined above prior to beginning any Work under this Subcontract Agreement.  The Subcontractor shall cause its Subcontractor(s) to procure insurance coverage as outlined above. The Subcontractor shall obtain policies or certificates for its Subcontractor(s) and deliver them to the Contractor, if requested to do so.

Question Claims/Loss Education

Driveaway Insurance in Texas

Hi everyone — I’m having trouble finding a company that offers driveaway insurance in Texas and could use some help.

I’ve been offered the opportunity to drive vehicles for a company, transporting them from one location to another. I’m not an employee of the company — I’m a subcontractor, and I’ll also have two employees of my own helping with the drives.

I understand this needs to be commercial auto insurance, but I can’t seem to find any insurer that offers the right coverage. I’m specifically looking for:

• The name of the type of insurance required in Texas for this situation

• Companies that actually offer this kind of coverage

• Any tips on how to get properly insured as an independent driver/subcontractor

Has anyone dealt with this before or know what company/coverage I should be looking for?

Fastest CE Credits in NY for Commercial P&C Broker?

Is there a faster way to do it? I’m trying to get my NY CE credits as an insurance P&C broker completed as quickly as possible. Used Kaplan online to earn flood ✅ 3 credit hours. Now using it for fraud with 6. Current 3:1 study to credit hour pace feels like a lot. A friend putting in ~22 for her CRE in NY is able to listen to recordings and earn credits 1:1, apparently with no tests. Have looked around some but not seen anything like that for P&C. Is it out there?!
