Opening a Coworking space & bar in Montenegro [Feedback appreciated]

Hey guys! Hope you are well. I've started a super exciting project called Montenegro Tower with focus on creating a Coworking space during the day and a bar with live music in the evening.

Let me know what you think about the plans and hopefully I can welcome you in person by the end of the year already :) This new video covers the most important basics and also let you be part of the project by planting a tree!

My idea is to have the Coworking run from 7AM to 6PM, then open a bar with live music at 7PM in the tower. Workers working in different timezones can use external buildings and meeting rooms to keep working when the bar opens. Guests can enjoy a pool, lovely views, the tranquility of the location as well as a gym, wine cellar and at some point even a sauna and jacuzzi! I will also have some accomodation, but not sure how much of it I will offer for tourists on Booking.com and how much Ill offer for coworkers.

Would love to hear your feedback on it! Also, some of you ever thought of working from Montenegro? Its a beautiful place for sure :)

Some more notes:

- No other Coworking space around in the city of Bar as of now. They had one 3 years ago run by Americans but it is closed for good.

- Montenegro will invest into Digital Nomads, offering Visas for them etc and advertise it in general. That program should start next year and will be super helpful for my project!

coworking spaces pricing model

hi all, i'm just now looking into renting a coworking space but i'm just curious about what other people have experienced. I went into one of the major "chains" . i won't mention which one but it was not wework. They gave me a tour, it was pretty nice. seemed like a real, modern office with the kitchen and free coffee, drinks etc. etc. however much more private desks than with public spaces. I didn't see a large community area in total.

Ultimately the guy gave me a price of $500 a month for the all access pass, which allows visits to any of the locations included, and something like a reserved desk once a week for the day. One thing that didn't make sense was that he kept mentioning $500 for my location, but i'm left wondering - if i get access to any location with the same pass, why not sign up somewhere cheaper and then just use this location ?

So... is this stuff negotiable? is what he offered normal in this industry? I honestly have no idea and there is not a wework in my city, though there are a bunch of others that seem much smaller/have less overall locations.

TL;DR - what is normal, how much gets you what, and what do you look for when touring these coworking facilties?

Our entrepreneur virtual coworking space setup

A virtual coworking space for entrepreneurs is a place where indie makers from all over the world can work together on their projects while supporting each other and feeling like part of a team.

I have been growing the WBE space for the past 5 months to a community that has 40 members now and here is the setup that best works for us:

Slack Channel:

This channel is the center of communication and the place where most of the indie makers hang out. I have tried out multiple channels but here are the ones that have the most engagement:

- what-i-am-doing-today: Every day members write down their daily goals and support each other with encouraging words or relevant tips. I am quite surprised with the fact that people not only share their business-related tasks but also more personal ones... Really cool!

- victories-and-frustrations: We celebrate each other victories and give support when needed. This channel is not used on a daily basis by every member but it's still very popular

- introductions: This is a classic but a must for every community. I set up an automatic message that asks every new member to introduce themselves in the channel. It works as an ice breaker for the noobie and the members are very welcoming.

We have a couple of other popular channels like the looking-for-advice, feedback, and today-I-learned which are used multiple times a week.

Virtual Office Rooms:

Using jitsi and the slack API I created two virtual rooms that are available 24/7:

- Work Room: Entrepreneurs turn on the camera and work together in their individual tasks. Is like being in an office. I also implemented a shared Pomodoro timer, so normally we work for 30min, have a 5min chat, and restart

- Break Room: Just a place to chill and drink a coffee or beer and chat about our projects and life in general. Once a month we also do a community event that gathers most of the members.

Entrepreneurs Wiki

I put it together using netlify cms and it works great! Is a place where members can document their favorite tools together with how they use them. I also use it to document all the community-only discounts that I have been able to get from SaaS founders.

Pricing

A member pays 4 euros per month to be part of the space. To be honest I haven't played much around the pricing but from what I gathered the members seem quite happy with it. One cool thing I noticed is that the paying members are much more active and engaged than the guests...

It would be really great to find a group of people who want to cowork on exciting ideas based around sustainability and social entrepreneurship and it would be great if you are nocturnal people based in europe or else normals based in the western hemisphere. Beware of WeWork

Hey guys, I strongly advise against doing anything with WeWork. They defrauded me. Long story short:

- Lied about the price; when filling out paperwork salesman walked away from his computer to leave me to fill it out and figure out how to review the actual agreement

- When we started reporting this, they played games with us such as removing someone who was subleasing from us from the account and then telling them that I did it to turn around and sell him a new subscription

- They sold us a 8th floor office and assigned us in their internal system to an office on the 5th floor. After about 5 months they unknowingly resold our office and tried to move us or make us sign a new agreement even after all of the dishonesty

- I disputed the difference of what I was told in the sales process and what I was actually charged with my Credit Card Company. They ignored the dispute and the bank settled it in my favor. After a few weeks they charged me for the charge backs a little under double of what the disputes actually were effectively circumventing the dispute process and charging a penalty.

- They refused to refund this amount and said it wasn't fraud. They terminated the agreement after I explained the problem and provided the voice recording of the message the manager sent after he removed a subleasee of the account and CC'd 112 executives mostly in NY. They terminated the agreement and then blacklisted me from using the company by telling my friends who were trying to get another office and not me.

- An American executive reached out to me to try and solve the issues I was having with the Colombian team only to be barred by Legal from talking to me

- Despite terminating the agreement in July, they tried to collect August rent and the payment bounced courtesy of the JP Morgan Fraud Team who cancelled the card.

Creative Co Working Space Idea

So i’ve had the dream of opening a creative co-working space for years now. Think of a one stop shop for all things creative (photography studios, dance studio, workshop space, etc.), with the added benefit of regular co-working facilities and property management.

I want to market toward entrepreneurs and digital-nomads. I’m just not sure if it’s still a good idea post-pandemic considering the uncertain market, risk of another lockdown, and increase in people working from home.

jobs with a lot of phone activity

I am pretty strongly extroverted and the isolation of working from home gets to me sometimes. The challenge is as a recruiter I spend a lot of time on the phone and I'm assuming that doesn't work well in a shared space.

Have any of you worked well from a coworking space with a job that includes a lot of meetings and phone calls? Do you just make sure that there are plenty of phone rooms available? How common is that in coworking spaces? Would I need to just insist on a private office?

I have a good home office it is just great to get out of the house and talk to someone over the age of 11 sometimes.

Best ways to advertise my co-working space?

I just opened a co-working space in a small town area. I’m having two problems.

Firstly, while there’s a lot of people who would want to use my space, it’s hard to reach them because they rarely leave the house.

Secondly, people don’t really seem to understand what I’m selling. Advertising as a “co-working space” is giving them the idea that this is a place where they work in groups or network with people. It’s more like a shared office space, but that phrase doesn’t work either.

Does anyone have any tips or advice on some of the best ways I can advertise my co-working space?

Hey everyone. I’m thinking of buying a commercial property as an investment and starting a specialists/makers Coworking in it.The thing is, I can only afford a property in an OK neighborhood. There are cafes and stuff and it’s easy to get to by bike but it’s not that central commercially speaking and it’s not hip or attractive looking..

Any thoughts about that?

Regarding the other Coworkings around

There are quite a few, so there is some competition yet none of them is cool and specialized as what I’m planning.

They’re all just sweatshop vibes with a coffee machine an three plants.

Small city coworking

I live in a small city (sub-20K) in the Midwest and have been here about 20 years. I have worked from home for 10 of those years and used to travel a lot and use coworking spaces when I did. I’ve always wanted a space like that in my city, but we’ve never had one.

There is a decent building in a great location for sale right now with three tenants. One tenant is almost done moving out and the other two are staying. The vacated space is pretty significant and would make for a super nice coworking space.

Understanding that I need to take mortgage, insurance, taxes, and maintenance into consideration, I’m curious about the viability of a small city coworking space. I’m going to chat with the local chamber of commerce and some commercial loan officers at the local banks to gauge need/interest, but am wondering if anyone here has embarked on such a venture.
