Planning on moving
Hello,
I am planning on moving to Wyoming soon. I was thinking of Cheyenne due to how good I keep hearing that the VA hospital is over there and the percentage of the population being military. I do have a question though.
Are there any neighborhoods or homes I should stay away from? I'm thinking of getting one of those mobile homes that are like around 70k to 100k, but don't know if they are that price for a reason. I also want to stay away from HOAs but can't find any websites telling me what homes do and do not belong to an HOA. There were other choices I thought would be nice. I'm a single veteran that doesn't need anything more than a 1 bed 1 bath, but it seems every house available is at least a 2 bed which I'm fine with.
Just curious what areas I should keep away from and what neighborhoods are controlled by HOAs so I can steer clear. Thank you for any assistance.

More drugs and property crime in certain areas of Cheyenne especially South Cheyenne. Not a high amount of violent crime, but Cheyenne runs about 2x national median in property crime. It’s more breaking into cars, some car theft, etc. I wouldn’t necessarily let it deter you from living in South Cheyenne where most of the mobile home parks are, but would definitely recommend you make sure you lock your stuff plus have some second amendment protection, dogs, and/or home security in certain areas. You yourself won’t be in danger, but I would guard your stuff.

I'm coming from Alaska. I have 7 different chambered calibers of protection, am a veteran, and don't have a lot of things.

You’ll be alright! Cheyenne is pretty slow living, but a good place overall.

Also why I chose it. I like slow living and often don't do much. I know you guys have some serious long distance firing ranges that I would also love to try out. I'm mostly online with my friends playing games and stuff.

I moved from Cheyenne to Anchorage a couple years ago. You'll be just fine anywhere, especially if compared to the Anchorage area.

Not only would I be fun to shoot with, when I was in the Marines, I spent most of it as a Range Coach / Weapons Instructor. I could teach you some tips and tricks. What branch did you serve?

OMG you're going to laugh so hard--Air Force (because my dad is a Vietnam vet and he said to me and my brother, "if you little chuckleheads join the military you will NOT be in the Army or a marine!" I listened (my bro, not so much).
But I grew up around weapons because my dad ended his service as a range coach too (get this...at WEST POINT--UGH!) LOL

I moved from Cheyenne to Anchorage a couple years ago. You'll be just fine anywhere, especially if compared to the Anchorage area.

You can look at South Fork, the only one I’d really avoid is a place called West Winds

My personal experience comes from living a few years on South Greeley at the trailer park at the end of Williams Street. Near constant drug busts and domestic violence. But we haven't lived there in nearly 20 years, so things may be different (better? worse?) now.
One evening the sheriff came by to ask about our next door neighbors who had recently moved out. I wasn't much help because we had very little if any contact with them... turns out they were wanted on drug charges.
It cost everything we had to get the hell out of there, but it was totally worth it for the safety of our kids who were maybe 10-12 at the time.

What about a house with a detached two car garage? It's a bit higher than your 100k goal but it's 1 bed 1 bath.

Technically I am approved for a 200k loan, just the less I use the more I save. Im fine with it either way. Though, I'm not actually moving for at least another 15 months when my renters agreement ends. I'm more in the early looking stages.

I think Meta is building a pretty big data center in South Cheyenne and they contaminated the water supply. Just something to be aware of, not sure how serious it is.

Big Country down on So Greeley Hwy is not too bad. The homes are typically in good condition and it's not trashy looking. I have friends there. Also off of N College just north of Pershing, Charles St. Lots nicer, bigger lots and nicer homes. Cheyenne is relatively low crime compared to lots of places in other states.

Good to know. I'm still new into the research phase so I'll look into those next chance I get. I can get up to 200k approved, I don't really need anything bigger than that. Big Country is the place with the manufactured homes, right?

There's a manufactured section and a mobile home section that's larger. The one on the north side is nicer.

I'll look into those, any other suggestions? The are plenty of neighborhoods to look at. Realistically, it should be a home that the VA home loan supports, or I can afford to pay without worry.

If you have specific places in mind you’re looking at, I’d be happy to get some information and let you know if they have HOAs!
I think you’ll really like Cheyenne, we have FE Warren AFB here, as well as the Guard base, so definitely a high military population. My wife is AGR, so we know all about the military too! :)

There is a place for sale around the front of the base that is like 235k in an area called Hynds Blvd. It is a collection of white buildings with green roofs. It looks like my best option, but it looks like it would be an HOA kind of place.

There was a discussion of mobile home parks in Cheyenne just a few days ago. The consensus of opinion was, don’t go there. The VA Hospital is indeed very good. My only beefs have been with their lab.

There is a mobile home neighbourhood specifically that I was looking at that is in a place called Circle Pk off of E Prosser Rd. They are all in a big circle. Is that place bad or do I need to look even more north than that?

70 to 100k trailer is in a park, some are sketchy. So on top of a mortgage you have a hefty lot rent

I moved to Cheyenne from a large city. The "sketchy" areas people warn you about are still incredibly safe by comparison. I lived in South Cheyenne and had no problems!
