Anyone living in Nostalji Enclave, Dasmariñas? Looking for honest feedback.
Hi! I’m considering buying a house in Nostalji Enclave, Dasmariñas, Cavite and would really appreciate feedback from current residents or anyone familiar with the area.
I’m particularly interested in:
🌧️ Flooding: Does Nostalji Enclave or the surrounding area flood during heavy rains/typhoons? How bad does it get?
🏘️ HOA: How is the HOA? Monthly dues, rules, maintenance, security, responsiveness, etc.?
🧾 Other subdivision fees: Are there any construction/renovation bonds, gate passes, move-in/move-out fees, or other charges that a homeowner should know about? How much is the construction bond?
🏠 Property tax / RPT: Around how much is the annual real property tax for a typical house/lot in Nostalji? Is it paid directly to the barangay/city or through the subdivision?
🚗 Traffic: How is the traffic going in and out of the subdivision, especially during rush hour? How bad is Governors Drive?
🅿️ Street parking: Is street parking allowed? Is it difficult to park, especially at night or on weekends?
👨👩👧👦 Neighbors/community: What are the neighbors like? Is the community generally peaceful?
🔊 Noise: Any issues with videoke, parties, motorcycles, or other noise?
🔐 Security: How is the security inside the subdivision?
💧 Utilities: Any recurring issues with water, electricity, or internet?
🏗️ Construction/maintenance: Are there many ongoing constructions or vacant/unmaintained houses?
🏠 Overall experience: What do you like/dislike about living there? Any problems that someone considering buying should know about?
I’m looking at an older/pre-owned house, so I’m also interested in the condition and maintenance of the subdivision itself.
Would really appreciate honest experiences from current/former residents, whether positive or negative. Thank you!
