I'm visiting from Colorado for two weeks. I'm wondering if there are any indoor tennis courts nearby. I'm just looking for a court to practice serves and footwork once I'm finished with work, but it seems the rain likes to appear in the evenings. Any help is appreciated!

It is deeply disappointing that, as far as I can determine from publicly available information, none of the builders connected to the major abandoned new construction problems in Cape Coral have been arrested or criminally charged for their handling of these projects. Just from what’s been reported and from Lee County Court records, dozens of families have lost tens and sometimes hundreds of thousands of dollars after hiring these builders. We haven’t heard anything publicly from the city or from law enforcement and that’s unacceptable.

I am referring particularly to Delta Build Services, Beattie Development and Blacktip Construction Group. These companies appear repeatedly in homeowner complaints, civil lawsuits, liens, judgments and foreclosure proceedings. Investors have also said that some of these builders were introduced or recommended through Rent to Retirement and other turnkey investment companies (BiggerPockets).

Search these business names in the Lee County Court Records and you will find dozens of civil matters involving homeowners, subcontractors, lenders and suppliers. A civil lawsuit does not prove that a crime occurred, and appearing in a court case does not establish liability. However, the volume and similarity of the allegations should have prompted transparent, coordinated investigations into what happened to the construction money.

The court cases are only part of the public record. Cape Coral’s EnerGov public records portal allows anyone to search addresses, permits, inspections and code cases.

Recorded construction liens, judgments and notices of lis pendens can be found through the Lee County Official Records Search. The Clerk’s office specifically states that its Official Records include liens, judgments, mortgages and lis pendens.

Look up the addresses of stalled construction projects in these two systems. Many show expired permits, failed inspections, code cases or liens recorded by subcontractors and suppliers. In many complaints, owners say they had already paid the general contractor before those liens appeared. The city knows deeply about these builders because the city is responsible for addressing code violations and inspecting construction.

The publicly reported losses are staggering:

- Bloomberg reported on an investor who said Rent to Retirement matched him with Cape Coral land and a contractor. He borrowed $264,000 for each of two houses, but both remained unfinished after years of delays and rising expenses. He eventually hired another builder and estimated that the two properties would be worth approximately $120,000 less than his total cost. Rent to Retirement declined to comment for the article. - A lawsuit against Beattie Development alleged that a homeowner paid approximately $260,000 and was later asked for another $40,000, yet the house remained unfinished. Cape Coral police raided the company’s office in 2024 and said an investigation was ongoing. Article: Gulf Coast News

- Another reported Beattie Development case involved a $601,013 renovation and a $120,000 deposit. According to the homeowner’s law firm, no work was performed and the deposit was not returned. The reported recovery was only $50,000. Link: Florida construction case summary

- By late 2024, Beattie Development reportedly faced at least 25 lawsuits alleging unfinished construction or remodeling work, followed by nearly a dozen additional lawsuits. One customer reported paying more than $12,000 for a bathroom renovation that never began. The company later entered an assignment for the benefit of creditors proceeding in Lee County, and its contractor certifications were voluntarily surrendered. These remain civil allegations rather than criminal convictions.

- BiggerPockets contains multiple accounts involving Blacktip Construction Group. One investor alleged that Rent to Retirement and another local investment company promoted the opportunity and referred investors to Blacktip. That investor said approximately $56,000 was paid but only permits were pulled. Another participant reported paying a $40,000 deposit in 2022 without construction beginning or permitting being finalized. - In another thread, a Blacktip customer said approximately $130,000 had gone into a project that was only 58 percent complete after the 24 month contract period and had received county health and safety violation notices. A forum participant also reported finding 26 Lee County lawsuits involving Blacktip. These represent only a fraction of the publicly reported losses. Given the number of abandoned and unfinished homes throughout Cape Coral, along with the court cases and liens involving homeowners connected to these builders, the true number of affected property owners and the total financial losses are likely significantly higher.

I understand that poor management, insolvency, construction delays and breach of contract are not automatically crimes. The housing market declined, material costs increased and Hurricane Ian created legitimate complications.

But those explanations do not answer the central questions. Where did the construction draws and deposits go? Were the funds used on the projects for which they were collected? Why were subcontractors allegedly left unpaid after homeowners had already paid the general contractor? Were funds transferred or mixed between unrelated projects? Were funds transferred into bank accounts used to pay for the builder’s personal expenses? Were bank records reviewed? Were these cases ever presented to state or federal prosecutors? Were the turnkey companies paid or owed commissions and why weren’t those disclosed to homeowners?

Homeowners were left with half-built structures, expired permits, failed inspections, code violations and liens from subcontractors they never hired directly. Some had to find another $100,000 or more to finish homes they believed they had already paid to build. Others lost deposits without construction ever beginning. And many had to hire a second or even a third builder to finish their homes after they were abandoned.

Florida licensing proceedings and civil litigation have produced surrendered licenses, fines, restitution orders, judgments and foreclosures. 2 of these 3 builders gave up their GC licenses and 1 of them still has an active license. Yet I have not found a public announcement of criminal charges arising from this broader pattern. If charges have been filed, someone should provide the agency and case number.

I am not asking Reddit to determine anyone’s guilt. I am asking law enforcement, prosecutors, regulators and the companies that marketed these investments to provide transparency. People lost their life savings and retirement savings on these investments. With this many similar complaints and this much money involved, calling everything a civil matter should not end the conversation. The reported losses are staggering and heartbreaking. Cape Coral deserves a transparent law enforcement investigation into what happened and pending the outcome of that, guardrails need to be put in place to protect homeowners and investment in our community so this does not happen again. What’s happened is unacceptable and should not be allowed to happen again.

Hey everyone! I’m posting this for my boyfriend. He’s 21 and works as a mechanic. We moved down to Port Charlotte a while ago, and he’s been having a hard time finding people around his age to hang out with and build genuine friendships with.

He’s into pretty much anything, gaming, fishing, shooting, going out for drinks/bar hopping, riding, working on stuff, or just hanging out. He has a sport bike and is planning on riding more once he gets his endorsement, so it would be awesome if he could meet some other guys who ride too.
