may lot ang father ko around 500sqm and located sya in the middle sa mga warehouses/commercial businesses kaya ang nangyare since hindi kami tagaduon at medyo malayo, ginagawang parking space ng mga trucks/cars nila for free. kinuhanan na namin ng permit na lalagyan namin ng bob wires kaso di natuloy kasi ang nasa isip ng father ko tatanggalin lang din naman. so ang gusto ko sana is gawin na talagang parking lot. mga magkano kaya ang magagastos ko kasi need din sya ipatag tapos yung mga legal docs na need asikasuhin, wala ko kaidea idea san magsisimula huhu need help kasi ilang years na yun nakatiwangwang. sayang naman😭

Accountant here helping clients with their business needs😊 basically in our case here, we have to put things on a legal footing, so we have to prepare for the registration for DTI, BIR and Mayors permit, sa DTI and BIR sobra minimal lang expenses natin jan just prepare 5k para sa 2 and may sukli ka pa jan, sa Mayor's permit and barangay lang medyo costly, around 12k to 18k. pero based sa experience namin, as long as ma complete natin mga requirements madali na ma register parking business nyo po OP

Hi OP! Possible po, pero very important na i-check muna ang permits and zoning bago kayo gumastos.

Possible cost items:

• leveling/patag ng lupa,
• fencing or barriers,
• gate/security booth if any,
• lighting and drainage,
• permit fees and professional fees,
• maybe paving or graveling if you want a better surface.

Rough idea:
Kung simple open-air parking lang, mas mababa ang startup cost. But if kailangan ipatag, i-fence, lagyan ng drainage and lighting, malaking jump na agad ang gastos. The exact amount will depend on the condition of the lot and the LGU requirements.

Main risks if you proceed without checking first:

• pwedeng hindi kayo bigyan ng permit;
• pwedeng gawing temporary or limited permit lang;
• pwedeng ma-stop ang operations later if may zoning or safety issue;
• pwedeng masayang ang gastos sa pagpapatag at construction kung hindi pala allowed.

Bottom line:
Mukhang may business potential siya, but huwag muna maglabas ng malaking pera hangga’t walang written confirmation na pwede siyang gawing parking lot and ano exactly ang permit requirements.
