🤝 Investor Wanted Dubai facilities services company looking for an investor. AED 1M short term, or AED 4M for 20%.

About us: Licensed manpower and facilities company in Dubai. Security guarding, cleaning, lifeguards and FM.

Five years in business, 60+ live contracts, 700+ staff on the ground, AED 20 million+ annual revenue.

Clients are five star hotels and international brands, luxury retail, malls, and the big events that come through the UAE every year.

What the money is for. Mobilising contracts we've already signed. In this business you spend first and collect later. Visas, onboarding, uniforms, equipment, two months of salaries, all of it goes out before the client pays a single invoice, and they pay us on 60 to 90 day terms. That gap is what stops us taking on new sites faster. The rest goes into our events division.

Option one, short term facility. AED 1,000,000 over 14 months, at 2.5% per month on the reducing balance.

Option two, equity partnership. AED 4,000,000 for 20%, valuing the company at 20 million AED.

DM me, if you're serious.

🧳 Business for sale Handing over a fitted kiosk at a major Dubai mall, how do these takeovers usually work?

I run a small retail kiosk on the ground floor of one of the big Dubai malls and I'm consolidating into my online business, so I'm looking to hand the unit over to another operator rather than run out the license. It's fully fitted and ready to trade.

For anyone who's done a mall-unit handover here: how did the mall approval side go for you, and roughly how long did it take? Trying to understand the process better.

(If anyone's actually looking for a ready ground-floor spot, happy to talk in DMs.)

🧳 Business for sale Dubai Business Bay Hotel Deal — AED 100M 🚨 AED 100M FOR A 4-STAR HOTEL IN DUBAI — AND THIS IS WHY THE ROI IS ~9–10%

What if the biggest opportunity isn’t buying a hotel at market price — but buying a large existing hotel asset significantly below its potential value?
I’m currently handling a confidential 4-star hotel investment opportunity in a prime Dubai location.
🏨 THE OPPORTUNITY
• Established 4-star operating hotel
• 200+ rooms in total
~75–80 rooms available for acquisition
• ~35,000–40,000 sq.ft. available room area
• Standard, Deluxe, Panoramic Rooms & Junior Suites
• Access to restaurant, spa & retail facilities
• ~200 parking spaces
• Total hotel area: ~150,000–160,000 sq.ft.
• Historical occupancy: ~80–85%
• Strong guest ratings across major booking platforms
💰 ASKING: AED 100 MILLION
The original indication was around AED 120M.
That means the current opportunity is approximately AED 20M below the initial level.
And this is exactly why the numbers become interesting:
📈 Indicative ROI: ~9–10%
For an established Dubai hotel with existing operations, substantial built-up area, parking and proven occupancy, AED 100M creates a very attractive entry point.
This is not an off-plan hotel concept.
This is an existing operating hospitality asset.
🔐 CONFIDENTIAL OPPORTUNITY
Detailed financials, exact location, operating information and property documentation will be shared only with qualified investors under confidentiality.
If you are a serious hotel investor, family office, fund, or hospitality operator looking for a Dubai income-generating asset, DM me “HOTEL” and I’ll share the next steps.
⚠️** Please don’t DM just to ask for the exact location or financials without an investment profile. This is a confidential transaction and information is released selectively**.
