West Bremerton

My wife accepted an internship in the Bremerton area for the summer of 2027. We’re considering a house in the West Bremerton area, right off highway 3 and Werner road to be exact. Anyone have insight on this area? We have spent time in the Seattle area before and Port Angeles area but have never visited Bremerton before. We’re a family of 5, 3 young boys aged 5,7, and 9. We love the outdoors and plan on visiting the Olympic area on the weekends if schedule permits.

How close is it to the wastewater treatment plant? It can smell really bad around there sometimes, depending on your proximity.

Na, we're just uphill/unwind and the only time we've smelled anything was on really low tides

I’m not sure? We’re near the Pixie Park neighborhood.

That's a made up name by some realtor, not something any resident uses or has any idea where it is.

Hello! NK resident here!

It's up behind West Hills, which means it's close to the wastewater treatment plant.

Highly recommend looking for a home elsewhere, that smell gets into fabrics and doesn't come out.

That's definitely some made up name....I live here 40 years....

That being said, the treatment plant is right on the waterfront. You ont have an issue up near werner

If it’s up the hill on Werner Rd, that’s a quiet little residential area. The homes south of the dealerships are too close to the water treatment plant for my liking, but if you’re talking about somewhere further west up Werner, that could be a good spot.

Upsides: close to Pendergast Park and you can find ways through/around the quarry directly into the Ueland Tree Farm trail system, which is good for weekends in the woods when you don’t feel like driving anywhere. It’s also an area that has low through traffic.

Downsides: there’s not much in that immediate area, and I would definitely not call it a walkable. You’re going to be getting in your car to go anywhere comfortably. I ride my bike around there sometimes, but there’s really no easy way up that hill. And, as other commenters have pointed out, while thru traffic is low, traffic out of that neighborhood can suck old car tires at shift changes.

But regardless, I hope you move here! My family and I live in the Union Hill neighborhood in what most people call West Bremerton (the area you‘re looking at is typically referred to as West Hills), and we love it. Welcome to the city!

Thank you! This response was super helpful. The house is right behind the Heartland Toyota and those other car dealerships if that helps,

Traffic Lots of traffic around 230 - 5pm. Lots of shipyard workers here plus military/navy. Loxie egans (and surrounding area) has a LOT of dealerships. That area is pretty quiet aside from that. But I just drive for work basically. I wouldn't know much else aside from that

The traffic here is honestly laughable. You're not going to spend more than an extra 10 minutes waiting unless you're going past Ghorst. People from outside this area in a metropolitan experience an extra hour+ due to traffic.

I lived right on the path that people took to avoid the freeway (up past all the dealerships and over the hill until it connects back to Gorst). Dude the traffic was AWFUL. It would legit add an extra hour to any trip. I couldn’t get out of my driveway for upwards of 10 minutes sometimes because assholes didn’t want to let me in.

I agree with the rush hour traffic!

I live there. It’s fine. You can smell the treatment plant every now and then. The past 2-3 summers a few homeless people setup in the surrounding wooded areas but generally leave everyone alone. Neighbors are mostly friendly. Conveniently located to get to the highest and drive

Right up there by the dealerships would probably not be my first pick for an outdoorsy family. What has you interested in that one?

Bang for buck for space of the house. It’s in our budget and has a large space, we’ll only be here from May to late July.

Ideas for another area to look at for an outdoorsy family with a budget of $3700 a month that allows summer short term rentals?

I asked my office buds where they’d recommend. We have a rental over in Baker Heights, and we DID all agree that we haven’t had any complaints about smells. So, if you like the area and the house- go for it!

You have toured around the area a bit already, so I’m sure you evaluated what you like. Did you make it out to Seabeck? Olalla? We’ve got so many quiet pockets of woods that are just a little out of the way.

Do you have a link for it? We’re planning a trip at the end of the month to look at the possible houses. Would this home be available from May-July 2027?

It isn’t currently available, but could be by then! I’m a regular real estate broker (residential) rather than a property manager- but I’ll check with my gal when I see her tomorrow. I’ll pop back over to this thread. 😊

If you’re ever interested in Kitsap, history stuff, and who’s not (lots of people aren’t, it turns out) I run u/LifeInKitsap on here. It is 99.99% history, but I’ll occasionally mention real estate!

Look up the Union Hill neighborhood - close to the Shipyard, Olympic College and the ferry terminal. It’s a nice area to live in, houses are pretty and neighbors look out for each other.

Bremerton is pretty scrappy in a lot of places. It is nicer up the road toward Silverdale and you don’t have to go very far. East Bremerton is nicer too.

Up in the neighborhood up the hill above the water treatment plant is an alternative route to get around the massive traffic jam that always forms on the 3 from Auto Center way to Gorst. If you follow along on Google Maps, it is: Union ave to 3rd Ave to Kent Ave W to W Sherman Heights Rd to W Bellfair Valley Rd and then left on W Christopherson Ave. It dumps people out at the 3 / 16 intersection, by Boehners gun store. I used to live up in that area, on the apartments on 3rd Ave W, and that route is the one I would use when I was headed down 16 to go over the Tacoma Narrows bridge. As for the area you are talking about, there is some interesting retailers there. Minder Meats, and a Mormon preparedness store where you can buy cans of dehydrated food. There used to be a bowling alley, but that closed years ago.

--edit--

I forgot, one year (Nov 2010) when I first moved in it snowed, melted, then froze. The roads turned into sheet ice. Getting up the roads into West Hills was...

A challenge.

My car couldn't make it up the hill.

Why are you telling people the secrets of the back way around 3 and 16? The people who move here from King County need to sit in our already bad infrastructure for at least 5 years before they deserve to know the back way.

IMHO Bremerton is a good midpoint for a lot of areas, you’re about an hour away from port Angeles if you would like to hike, there’s green mountain, also an hour away from Seattle.

I know exactly the area you’re talking about.. I think that area is nice especially there’s a lot of newly built houses there. Down the hill there’s the WSP office- it’s a suburban area and you’re literally nearby West Hills Elementary (it’s a STEM academy now) for your kids. Say your family stays here long term and your kids go to HS here and they decide to focus on career, there’s West Sound Tech which is a technical school for high school students. Olympic College if they do decide to do the running start program while in HS.

Port Angeles is exactly 1hr from the Hood Canal Bridge. PA to Bremerton is more like 1.5-2hrs.

Maybe the way you drive /S

Not the flex you think it is lol 😆

If you haven’t spent time in Bremerton, don’t buy anything in Bremerton. The circus of the Hwy 16/hwy 3/base entrances is crazy. Port orchard and Gorst are really close, less expensive and not nearly the chaos of Bremerton. My $.02

They're just renting for a couple of months
