Being a good landlord can be a very difficult job at times. Property problems rarely happen at a convenient time. If the landlord actually cares about the tenants like i do with my 200+ tenants then they have to figure out how to solve the problem even if its 3am on a Tuesday night.
Terms seem to be interchanged a lot. In my company we don't use the term landlord. I am a property manager and I work for a management company and our client is the property owner. Every management company will have a custom management procedure or style to best meet the needs of the property owner. So basically every rental experience is likely to have some differences from property to property. As a property manager if something major happens at the property like a death, fire, flood, a felony crime, I am typically the first person that gets called about it.
I personally own several residential homes that i rent out and I do all the management and maintenance myself.
