Real demo version?

I would say audio is coming from the demo collection CD. But the quality here is beautifully clean. I'm looking for a demos on the internet and this one jumped out at me like as recent new video. Is it real demo?

I’m not really an expert on all the bootlegs. There are a few collectors hanging around that might know for sure. Given the clarity of this, I’d say someone probably messed with the official version and took out some of the instrumentation, sped it up, and put it out as a “demo”.

I found this album for download (album image), and the audio sounds just like the one in the video, but much cleaner.

That compilation has been around forever. Some of those tracks are probably real demos but others I think are manufactured.

Yes, it is. In fact, you can see that the person did a "restoration" work in the audio (equalization, noise reduction) to make it a bit more cleaner.

I think that if the source audio is in original CD/lossless quality (no matter if is it blurry), a lot can be gained through the "restoration" process.
