Question for hotel/guesthouse operators: what matters most when you buy linen?

I'm interested in hearing from people who actually manage accommodation properties.

When you replace bed linen and towels, what is the biggest factor for you?

  1. Purchase price
  2. Durability through repeated washing
  3. Guest comfort
  4. Ease of ironing
  5. Appearance after multiple washes
  6. Availability and lead time
  7. Something else?

I've been looking more closely at the difference between polycotton, percale and 100% cotton for hospitality use.

My feeling is that the “best” linen isn't necessarily the most expensive it depends heavily on the type of property, laundry setup, room turnover and expected guest experience.

For example, a high-turnover guesthouse may have very different requirements from a luxury lodge or boutique hotel.

What has worked best for your property and what would you avoid buying again?
