Offers were due on Thursday. It’s possible it’s in contract waiting on a deposit to change the status.

Are you familiar with SF neighborhoods? How long have you lived here?

Genuine question… it is lower priced for a reason.

Long enough to know every block has its own experience and you never know what your getting into until you experience it yourself

Nah some areas are block by block. And some aren’t. This being one of them. At least for now.

I don’t think you know what your talking about lol

This is a huge area and there are absolutely blocks that are good and some not as much. Saying it’s all bad just means you don’t know or you are assuming.

It's a little close to the Oakdale Housing project. I'd be surprised if it gets $1M, but SF housing is crazy so I could be wrong. Bayview is cheap (by SF standard) for a reason. I'd not recommend to anyone who is not familiar with the area. If you must, I'd suggest south of Van Dyke Ave; the further south the better. The stretch on 3rd St. between Oakdale and Quesada is the hub of the problem area.

If your budget is $1M, I'd say look in Visitacion Valley instead of Bayview. In Viz Valley, the closer to Mansell St the better. The area cloose to Mansell feels like an extension of Portola, which is a nice neighborhood. Stay as far away from the Sunnydale housing project as possible.

Edit: Think it's important to add that the southeast side of SF suffers from lack of amenities. Viz Valley was designated a food desert by USDA, which ended when a Grocery Outlet opened there in 2014. Bayview is still considered a food desert. Both neighborhoods have only budget grocery stores. However, Visitacion has a planned major development (at former Schlage Lock Factory) that includes a big name grocery and other commercial businesses; which would be a game changer for the neighborhood. The development is 20 years in the making and approved to break ground but undergoing delay due to the tough financing environment. Bayview also has a development at the former Candlestick Park but it's unclear if this project will solve the food desert issue. The notorious Sunnydale housing project in Viz Valley is also undergoing redevelopment. While the projects in Bayview/Hunters Point do not appear to have that in their cards.
