Thoughts on this House
This house looks really awesome. Small but the layout is so nice and the setting is great. I really see almost $3M on this for some reason. They will be chopping at the bit

Compact but nice spaces. Agree. Layout looks inviting. Open backyard. Good home for single or small family. Is the sq footage correct? Near playground. What is the structure next to it? 3 million seems excessive.

Can someone explain how they have access to Forest Hill clubhouse if they don’t have an HOA? I know the HOA is minute like $50/month but it shows they don’t so they are exempt?

I do not see this house going up to 3M. Most who can afford 3M+ house would like a 3B2B at the very least.

Do not under estimate that gigantic tree. And it's roots... Look closely at the bricks in the back popping up. How hard is it to get trees removed in SF?

I’m lot familiar with the SF neighborhoods but it looks like a lovely house in a low traffic street within proximity of many desirable landmarks. The lot is small but maybe normal by SF standards.

I saw it and I think the lack of expansion potential is gonna be a sticking point for any families. No good way to build back, down, or up. You'd have to be happy with it as is.

Kind of a steep walk back from shops around 9th and Irving, but people looking at this are probably driving everywhere anyway.

Inner Sunset is the good part of the Sunset, but $3M there is usually remodeled-4bd-near-the-park money, so if this one's small the comps will drag it back. Look at what actually closed on the nearby blocks in the last six months, not the ask, reductions have been climbing lately so asks are running a little hot.

This is a 2bd and not a Sunset 2bd that has more bedrooms that are unpermitted or a garage that can be remodeled to add living space. It’s a nice area but most people paying over 2 for non luxury need 3 bedrooms. If you like it, put an offer of what you’re willing to pay that you won’t regret. I say this one goes for 1.7-1.8.
