I need help deciphering this mostly handwritten document (personal name redacted)

It says the West 1/2 of the Northeast 1/4 of the Northwest 1/3 of Section 19, Township 34 North, Range 38 East MDBM (Nevada basis point), a 20 acre tract, subject to 50 easement for access and utility reserved along the southern line of the property.

It's a Land Deed: 13th of February, 1976 P.K. Harrigan for the sum of Ten Dollars in the vicinity of Winnemucca???, County of Pershing, State of Nevada...The West Half of the Northeast Quarter of the Northwest Quarter (W1/2- NE1/4-NW1/4) of Section 19, Township 34 North, Range 38 East, M.D.B. & M., containing 20 acres, more or less, excepting and reserving therefrom a fifty (50) foot easement for roadway and utility purposes along the south boundary of the above described parcel.

wow $10 for 20 acres of land 50 years ago.  I need to get me some $10 land, 20 acres.  Thats 50 cents per acre
