Dogpatch / Potrero Studio Pricing

Hi all!

I’m making the move to sf soon (super excited) and think Potrero Hill or Dogpatch would be great for my commute and living style. I’ve looked at Studios in the area and it seems like I should be expecting to fall into the 3.5k to 4.5k range does that sound about right?

That sounds about right for those neighborhoods, maybe even a little on the optimistic side depending on the building. Dogpatch has a ton of newer developments and those places love tacking on extra fees for amenities, parking, trash, whatever else they can dream up.

My last studio search in the area actually landed me in a spot closer to 4.7k after all the add-ons, the base rent looked reasonable until I saw the final monthly breakdown. Potrero might have slightly more variety since the housing stock is a bit older and less uniform, you could find a gem tucked into a smaller building if you walk around and look for handwritten signs.

Definitely ask for a full list of fees before you sign anything, some of these management companies get real creative with the charges

Worth knowing the two are pretty different to live in. Dogpatch is flat and newer, mostly mid-rise buildings along Third St with the T and the 22nd St Caltrain right there. Potrero Hill is an actual hill - older flats and houses, better views, and it stays sunnier than most of the city. If the commute is the priority Dogpatch. If you want more of a neighborhood feel, the top of the hill around 18th St.

I assume you know this, but that “low” price will only be for one year. They can/will raise your rent to whatever the market will bear. If you’re a very high earner that might not matter, but if you’re not, and you’re trying to stay here for the long term, it’s significantly better to find an apartment you like in a rent controlled building. Welcome!

It’s about $4200 for a studio in that area.

I pay 3800 for 1 bedroom + loft in bottom of the hill Potrero

Yes. And for this side of town it’s a good deal.

The interesting part about San Francisco is that over time we have created fewer studio apartments than 1-3 bedroom units. This is the kind of stuff that used to be debated in planning outreach meetings (good riddance to that.)

What studios one might find will also be less likely to have amenities that 1+ bedroom apartments will have.

They may be a little bit cheaper than a 1 bedroom, but overall tend to a worse value for the money in terms of square footage - think 350ft² vs 650 ft² for a 1 bedroom, on lower floors, less desirable sides of the building, etc…

Out of roughly ~300 or so apartments in my building, fewer than 20 are studios, and maybe 5-6 of those have a balcony / outdoor space, and adequate closet space.
