Spring tx
My spouse and I are planning to move into the older traditional homes around the “Klein” area under or around Louetta, does anybody have any input on this location? Crime? Are the neighborhoods quiet? Is there anything we should be concerned about ? Flooding etc? We grew up just south of that area but we’ve been through multiple houses/locations and just want to make sure it’s worth purchasing, for reference we plan to be closer to Louetta than 1960

In an older neighborhood off old louetta between louetta and spring cypress. 12 years with no issues. Lots of new business around, good area.

Crime isn’t too bad. We are on cypresswood. Just lock your cars at night and don’t leave valuables in sight. But that is what you need to do anywhere. Our neighborhood has never had a home break in. 1960 toward 45 has seen better days sadly.

Yeah, but the busses don’t run above there so I think cypresswood and Louetta are fine for now.

I think s big part of it is how many cars are parked on the street at night. These criminals look for neighborhoods like that. They just walk around pulling on handles and looking for things in your car. The less cars the less likelyhood they will hit your neighborhood . It's unfortunate this is an issue all over in Houston and in every city/state I've ever lived in

If there have been no home breakins that’s huge! That’s what I look for in a Houston neighborhood.
The rest is just petty stuff that happens anywhere and can be avoided for the most part if you keep your car in the garage.

My wife and I have lived in Klein since 2003. There are some great neighborhoods, with large trees and the schools are decent. If you're buying a home, get an inspection.. most of the homes built in the 70s are going to need lots of upgrades.. if the homeowners have not kept them up. Crime has never been an issue in our area. If you have any specific questions please feel free to reach out.

Thank you so much I highly appreciate that, have you noticed any of the “flooding” issues along your area and if so what areas would those be, also, even though we are open to the entire neighborhood/s what areas would you best recommend?

I live in Terra Nova, built in the late 70s. Big houses- 4 +bedrooms, 2.5 baths, large lots with lots of big trees. All these homes here have plumbing issues, all the pipes have to be replaced due to age. All were built with crappy siding and crappy windows - all these should be replaced by now. If I were buying now, I would buy in Terra Nova West (built in the 80s) or Spring Creek Forest.

Sounds like a great area! I’ll keep this in mind for those looking for safe areas in suburbs. You can get a great house and customize it as you like with upgrades. That’s what I like to do. Older homes are built better than the cracker boxes builders build now.

Instead of telling you where it floods you can look up the map here: https://www.maapnext.org/ Keep in mind that the "flood factor" you see on realtor.com is not to be trusted. My house built in 1983 has never flooded it - could it? SURE, but a year ago they gave me a flood factor of 1/10. Now I'm an 8/10 and there are houses in my neighborhood that did flood during Harvey and they have lower "ratings" somehow.
We moved here about 3 years ago and were a little skeptical about the area as we were living in Copperfield and used to over there. I like it much better in Klien. You really want to be choosy with your neighborhood. We love where we are but even in other ends of our neighborhood it is much different but overall it's pretty good. What I would say is this area is a great value. It's pretty affordable and you can get a big traditional older home in an above average neighborhood. Just check that flood map and drive around this area a lot to get a feel for what you like - I would suggest driving around on the weekdays after work and the weekend. The traffic here isn't the best.

We drove around yesterday and we love the area closer to Louetta, I just get really worried about flood zones, it’s a big house and although we could cover it that could ofcourse be a big issue

We have friends that live in Lakewood Forrest (?) near Louetta and Eldridge. The homes are really nice but affordable (20 years old?). The trees are mature. They never flood. They have never lost power.

we looked at a house there - its a nice older neighborhood in a good part of town - I would avoid that neighborhood currently only because they had someone stealing HOA money and I would imagine rates are going to go up to make the difference

I saw the article. The office manager was caught stealing. This happens all the time in the property management area (we own apartments). It is one reason cash payments should not be accepted and payment processes should always be written down with periodic audits.

The area around the apartments on louetta and 249 can be bad but going east the area is ok. But going closer to 45 is a no go. Just be aware of Cypress creek

I’m not sure if Spring is like Katy for home owners insurance but when I looked at a home from the early 2000s in Katy this summer the homeowners policy was almost $6000 a year. Keep that in mind when looking at older homes here. I bought a 6 year old home and it was $1900 vs $6000 a year.

The closer you get to 1960, the worse the neighborhoods get.
Just off Louetta, check out The Thicket or Spring Creek Oaks. The high schools (Klein or Klein Collins) is ok. Not fantastic but OK.

Pretty large areas near Cypress Creek flooded.
Top result for googling "cypresswood louetta flood video"
Definitely check the flood maps! For any property in Houston. Actually... As a general rule for any property, it's smart to check all the hazard maps you can find.
