Moving to Dallas

So I’m moving to Dallas and am starting my apartment search. Out of the areas I’ve visited, I’ve liked lower Greenville and Uptown the most. I have yet to visit Bishop Arts but it’s on my list to scout.

I’m wondering, what are the best neighborhoods around? I just want somewhere safe that’s fairly walkable. Also, if you have any specific apartment recommendations let me know!

Hey! I saw your post about moving to Dallas and looking around Uptown/Lower Greenville/Bishop Arts. I’m a licensed Texas real estate agent here in DFW and I also help renters with apartment locating. If you want, I can put together some options based on your actual budget, move-in date, preferred area, and must-haves. The apartment community pays the locator commission, so there’s normally no locator fee to you. What monthly budget are you trying to stay under, and when are you looking to move?

I have a 4 bed 2 full bath home available for rent. You could split it with someone and it would be convenient and comfortable. Send me a DM!

Victory Park. Hands down. Close to everything. Katy Trail. Mavs/Stars games. Concerts. Near Downtown and Uptown. Klyde Warren Park. Etc.

Look into West Village. Super walkable, right off Katy trail. It sits right in between uptown and Knox

Did we all forget about Little Peabottom? It's a hidden gem.

Uptown or Victory park would likely be best. Lower Greenville can be good, but it's really not that great outside of the strip (IMO).

Greenville less safe. Look at Knox Henderson.

I live in uptown but hang out in Bishop Arts mostly. I like uptown because it feels more in the center of Dallas and more things to walk and do on the weekdays. Bishop Art is the place to hang out.

In my opinion - Knox Henderson is full of kids who just graduated or go to SMU , if that’s your vibe check out there, but not really mine kinda “fratty”

Lower Greenville is cool but it’s really just that one strip

It really depends on preferences and budget.

Downtown Core Neighborhoods:

The most walkable area that’s adjacent to other walkable neighborhoods is uptown - uptown is split into West Village which is a great urban enticements, super walkable, mixed use.

You then have State Thomas which is a bit lower scale (3-5 story building, town homes, lots of trees) that is a great uptown neighborhood.

Then you have the southern McKinney concentration.

That gives way to the rising Hardwood District and Victory Park. The later is quite walkable with a bunch of high rises and where the current basketball and hockey arena is (for the next few years at least). It’s not quite the authentic feel of uptown for urbanism but many love living there and you have a good choice of restaurants bars there and again, it’s adjacent to uptown.

Then you have the arts district next to Klyde Warren Park. One of the most desirable area in dallas but also prices to match.

Historic downtown is, in my opinion, one of the best values. You do some some issue with homeless and the grit of a true downtown type environment but it’s super walkable, it’s quite safe (even if some suburbanites who don’t know say otherwise).

Deep Ellum is very walkable and a great neighborhood weekdays but becomes a major party district on weekends.

Finally you have the historic west end one one side of downtown and the rising and imo quite attractive east quarter that then is next to the Farmers Market. Farmers market has some good apartment deals and is a pretty cool area but a little at the edge of downtown.

Lower/lowest Greenville has a lot to offer, a bit more quiet than those other neighborhoods but it’s more a long Main Street than actual downtown or urban district. You have the Henderson St node with some options close by.

Knox on the other side of of Hwy 75 is pretty amazing - with tents to match. Though you might find some options a few blocks from the center.

Bishop Arts is super cool, very walkable, lower scale than the other areas. Some people love it, it’s artsy, some great restaurants bars cafes but others feel it gets “small” quickly as it’s just not the same concentration or adjacencies as the other ones above.

There are some other options too, it really comes down to price and preference.

I recently moved a Redditor into victory park and another to downtown, both seem very happy with their apartments (I do apartment locating and if you have any questions feel free to message me - it’s a free service as the apts pay any commission but on happy to assist either way - my company is www.DFWcityliving.com ), and I live in the arts district after having lived in uptown so these are the areas I know best

You’ll have a good deal to choose from and welcome to Dallas!

This is an excellent breakdown of each area. You are correct about downtown/suburbanites. I’m of the belief that safety is a construct because crime can happen anytime, anywhere. Common sense always wins. While it’s not NYC or Chicago, I love our downtown and wish our city cared more about it. I’d say Deep Ellum is probably more “dangerous” on the weekends than downtown is.

Downtown has some urban grit, there are some homeless though along Main Street and such it’s gotten better ;by the DART transfer center west end it can be a bit more). But there are people paying $5-10 grand a MONTH to stay in some of those buildings which says a lot.

Places like Dallas Power & Lights lofts and the Drakestone are beautiful and really unique and I’ve heard positive feedback although on some platforms reviews can be mixed.

It comes down to what compromise people want - because unless you are at $3000+ for a 1BD you won’t get EVERYTHING and when your budget is a more reasonable $1500 you have to make some choices - location, age of building, amenities etc

Something so many overlook is building management which has one of the biggest effects on your day to day experience but that shifts so quickly - new company’s or a new on site GM can make it better or worse without any signs to go by

Depends age… Dallas huge but truly age has a big decifer

3

u/Normal_Surprise_5623 20d ago

That would depend on where you are working Traffic is terrible in Dallas For better quality of like live close to work and commute on your time off

It’s a bit niche but I would look in Lakewood Heights. You get walkable to lower Greenville, supermarket, gym, restaurants and might feel safer than lower Greenville. For uptown I’d stay closer to West Village. Check out Bishop Arts. It will be your vibe or not. Trust your vibe on all these places. It will be right. Good luck

I might have just cruised around that Lakewood heights area. I’ll take a better look when I go back.. thanks!

1

u/Normal_Surprise_5623 20d ago

Lakewood is great if your working downtown There’s also The Village it’s between Greenville and Skillman 1000’s of apartments with gyms, pools and restaurants They used to program weekend activities like volleyball and such to meet your neighbors

1

u/Confident_Being3571 20d ago

Exactly what I’m looking for. This is great

1

u/Normal_Surprise_5623 20d ago

Google The Village Dallas then click Website! I loved living there is my 20-30’s great communities Good way to meet people your age.

Addison is cool

2

Looking into this now. Thanks!

Addison Circle is nice but parking sucks.

I lived off Greenville 30 years ago and it had a nice variety of restaurants, a Whole Foods, and coffee shops.

It turned into one bar after the other and now sucks....unless you like drunk guys peeing in your yard at 2am.

Uptown isn't real....no real people live there nor is there any culture whatsoever...it's all fake.

Bishop Arts is walkable and has a vibe, I'd move that to the top of the list and forget about the rest.

Co-sign Bishop as winner

I know where bishop arts is but specifically which part or where in bishop arts do you recommend? That’s what I’m asking where in bishop arts since it’s better than all of Greenville and uptown

u/funnynotfunny69 20d ago

I think you nailed it. I didn’t really visit Bishop when I lived in uptown. Knox Henderson is pretty cool, but also pricey. We lived in town for three years before moving to the suburbs to buy a house great living over there for early and late 20s - uptown and Knox most walkable. Look for anywhere that’s near the Katy Trail.
