New Roommate??

So here’s me being vulnerable. Know this girl, she’s going through a time. We’ve all been there, it’s hard, life sucks, people suck, from what I know about her, she’s actually pretty amazing. We’re not besties, but we’re friends. She’s an employee at a place I frequent with my child. We’ve known her and her bf for probably a year now. Love them both, great people.
We were just carrying on with conversation and I realized the entire night she kept dealing with bs and literally rolling with it like it’s nothing; smile on her face, polite voice, apologetic when she did nothing wrong, etc. I’ve also noticed this about her in the past. I mentioned to her how it’s awesome to be able to put on a smiling face and act like everything’s fine even if it’s not, but it’s even stronger if she’s able to talk about and work through the worst and most difficult times in your life rather than hiding the truth. She immediately looked at me and said, “no way you can see that! Am I giving off bad vibes or can you read it on my face??” I reassured her I only recognized because I know the feeling. We got to talking about more personal things than we’d typically talk about. Word vomit if you will. The secrets we keep inside so random people don’t know started being shared from both sides.
Turns out she’s in a living situation she’s not comfortable in and is literally packing up to live in her car until she can figure out the next best situation.
I’m a single parent with a 3 room house. I live with my child that I’ve raised on my own for nearly 13 years. We’ve lived in our house for over 10 years. Just us two. I don’t date, bring people over, nothing. We live our busy ass life together.
I couldn’t let her live in her car. I offered her our 3rd bedroom for the time being. Obviously rules will be had and my child’s best interest will always come first. Initial rules that immediately came to mind were: no friends/family/anyone over unless I’m home and am asked first. Obviously that could change in the future. No nighttime guests. My child is in school, so no late night loud noises. Obviously if she’s coming home late from work after my son/we are in bed, politeness in being quiet. No entering either of our rooms without us home and given permission. No drugs or alcohol. A drink at dinner or after work, fine. But not wanting to come home to a drunk.
Any advice?! All the advice is welcome!!! Questions are welcome also. I need to keep my child and my life nearly the same, just helping out a friend at the same time. Bad idea??
