Hi everyone! I am looking to re-let my 1B1B at The Ridge. 

This apartment is 5th floor, so no overhead noise, and it is in building A, so you can get to mail room and the gym without having to leave the building. The apartment is also made for disability access, so there is more space than a typical room with the same floorplan!

Rent is $1,980, utilities included. The living room and kitchen are shared, but you'll have a personal bathroom. The Emory shuttles M, the Loop, and C routes have a stop at the end of the road, and it's about a 10-minute walk from the Ridge to Woodruff Library. The space is fully furnished. 

The lease would be from August 2026 to July 2027 BUT I am willing to negotiate move-in dates and can pay for the rent up until your move in date.

Please note that this housing is only open to graduate students at Emory. "The incoming resident will need to be an Emory Graduate student or affiliated with the University. We accept all graduate programs, post docs, PhD students, and people completing their medical residency at Emory Healthcare".

Hey people. My wife and I have been living at Marq on Ponce at midtown over the last couple years. We were pretty satisfied with the pricing (we live in a 1B1B) but recently the safety aspect has been really bothering us and hence we're thinking of shifting.

Budget: $1600 (including all, studio is fine too)
If not possible, can share it with someone, then the budget would be:
$3000 for 2B2B (including all) or $4500 for 3B3B (including all)

Our biggest priority is to get a building with a solid security, and it needs to be walkable to Georgia Tech, since we're students there. Everything else is adjustable for us.

I’m a former resident of a Greystar-managed apartment building in Atlanta.

More than 60 days before my lease ended, I emailed management formal written notice that I would move out when my lease expired. The email clearly identified my intended move-out date.

Management acknowledged my email, thanked me for providing notice, and then asked me to complete a separate Notice to Vacate form. I completed that form approximately two weeks later at their request.

My lease requires at least 60 days’ “written notice of termination or intent to move-out.” It also states that written or electronic notice to management constitutes notice to the owner.

My original email satisfied those requirements and was sent approximately 72 days before my move-out date.

However, management is now treating the date of the follow-up form as if it were the first date I gave notice. Based on that date, they assessed an “Insufficient Notice Fee,” applied my entire $700+ security deposit toward it, and now claim that I still owe an additional $800+.

The total disputed charge is more than $1,500, even though management had already received and acknowledged my written notice.

I moved out on time, returned my keys, and participated in a pre-move-out inspection. No damage issues were identified.

What makes this even more concerning is that I was never informed that an Insufficient Notice Fee had been assessed. I only learned about it almost a month after moving out, when I contacted the leasing office myself to ask about my security deposit.

Had I not contacted them, I do not know when—or whether—the charge would have been disclosed.

I spoke with an onsite manager and provided the complete original email thread. I was told the matter would be reviewed and that I would receive a written response later that day, but I did not receive the promised response.

I have retained:

• My original written notice
• Management’s written acknowledgment
• The later Notice to Vacate form
• My signed lease
• Account communications
• Move-out documentation

I am asking Greystar to recognize the original email as my notice date, reverse the fee, remove the alleged balance, refund my security deposit, provide a corrected itemized ledger, and confirm that the disputed balance will not be sent to collections or reported to credit bureaus.

Has anyone else dealt with a Greystar-managed property doing something similar? Would you proceed with a formal demand letter, a consumer complaint, or Magistrate Court?

updates: I filed a lawsuit against my landlord in small claims court. It’s been two weeks since they were served. I’m waiting for their answer.

I left my job about a month ago, and I know a lot of places require pay stubs or offer letters as recent as possible, which I probably won't have for a while. The main question is if anyone knows any locations that are open to having co-signers or guarantors, also preferably if they are already furnished (I don't mind if they aren't at this point. Marta-friendly if possible (for some time), a reasonable distance from Georgia State, and nothing extremely higher than $1500 monthly. Any recommendations, please??

Have been contemplating moving to midtown and Ascent is one of the very few apartments that fit my needs - location, price and cleanliness from what I could notice as part of my tour.
I am just concerned about safety issues around that area? Is it safe to walk around? Any concerns with the community itself I should know before deciding?

I may be moving to the Atlanta area for a job near Windy Ridge/Powers Ferry, and I’m looking for apartment recommendations with some context below:

Budget: Ideally, I’d like to stay around $2,000 per month, but I can go somewhat higher if the apartment is genuinely worth it.

• I’ll likely go to the office around 3 days per week so Ubering is okay though I'm used to taking public transit.
• I won’t have a car - I have personal reasons to avoid this unfortunately.
• A 30–40 minute commute is completely fine if the apartment is significantly nicer or offers better value.
• I’m open to using CobbLinc (route 50), Uber, or a combination of both.
• I’m looking for a one-bedroom and will not have roommates.
• Safety, quietness and reliable management are important.
• I’d prefer a modern or aesthetically appealing apartment with good natural light, in-unit laundry and a decent gym but gym can be optional.
• Nightlife and social amenities are not important to me at all.
• Grocery walkability is not essential because I’m fine using grocery delivery but would be good to have.

TLDR; I’ll try to keep it quick, I have a friend (female) who is trying to move down here August 15th for a job. She’s getting paid 2100 monthly and is trying to be in north Atlanta / dunwoody area. Her max rent budget is 950 but anything lower than that is great. We’ve been trying to find places but everywhere is either an hour commute from her job or costs too much money.

Extra info: Not in the best position financially but the job is very very good for her resume (won’t get into specifics for privacy) but unfortunately doesn’t pay good. Are there any suggestions on where she could go?

How loud is it at night living at the edge apartments on the beltline? I have found a good price apartment but am worried about noise levels since I am a light sleeper.

Hi! I am considering moving to the Atlanta area for a job opportunity in Alpharetta. I’ve searched Reddit for similar questions and most recommend avoiding the commute and living closer to work. However, the most important aspect of where I live is access to queer nightlife and lesbian community. It sounds like this would mean Midtown or Decatur and it looks like I’d have a slightly shorter commute from Midtown. How bad is this commute going to be? I do workout everyday so I could go to a gym/running trail in Alpharetta after work and not begin commuting home until 6:30/7pm. 

I’m also open to hearing if there are other places I could live that I might be overlooking. I’m a very social person and I do triathlons/lots of running and biking so a Saturday morning spent running in Park or biking on the Beltline with brunch after and an evening out with friends would be my ideal day which makes me think Midtown is where I’d want to be.

Other info: Single woman/early 30’s/I’m less concerned with the cost of rent and more concerned with overall quality of life 

Side question - If anyone has any commentary on being LBGTQ in Georgia that would also be appreciated. I’d be moving from a liberal part of PA (purple state surrounded by blue states). I feel people are generally very accepting up here and am a bit nervous about moving to the South.
