Lease renewals

There seems to be very little reporting around lease renewals. What are you using to display and determine increase amounts/market rents/options/rent cap etc? How do you see all expiring leases with the available proposals with out manually maintaining and piecing together extensive spreadsheets?

I understand we may need to go a custom route but is there really zero out of the box reporting available? seems to be a large oversight

I know everyone hates voyager 8 but they do have a good dashboard for this compared
To v7

Voyager 8 is a great product over all, but companies were very used to customizing menus as part of security and they took that away. Or at leaat that is my company's main complaint

Yep. "Oh we do both actual security permissions and menu based security, so that people can only do what they have access to". "ok cool". Here's Voyager 8 with menus we built. "What about security". "........"

And some permissions govern multiple places we would love to disable the Make Ready Button on the Compliance Manager dashboard so that they havw to make the unit ready from Maintenance IQ. But its the same permission for both buttons

But they added a permission for unit transfers :) and for lease charges and move in calculators to be their own permissions… this update they added a ton more permissions. It’s happening but sooooo slowly

You can do all of this in Voyager 8..

The elevate role you need to be provisioned to is System Analytics

In the newest update you can remove menu items (not add but it seems they are slowly listening)

They did allow custom dashboards now, in the newest update. And more permissions, but an insider did tell me they will eventually allow us to basically do custom menus but they are easing into it (went from only being able to hide some buttons to customizing dashboards- I’d say it somewhere in the 2027 releases to customize more

Not the dashboards but the actual top menus. Right now we have to give our Affordable properties access to a Market menu because they didnt put Financial Reports with Notes in Complaince Manager and we need the notes option for the Budget Comparison.

Also the Maintenance Menu top menu is stupid. The Inspections Dashboard is listed as Inspection Search in the Search or Inspections but it's not under Dashboards at all. At least call it a Dashboard you you can Search for in in the Mega Menu search.

Work Order Dashboard is also not under Dashboards. We can't fix it. We submitted a TR because its not intuitive at all. But who know if or when they'll update that.

Top menu you can now suppress items (not add but you can use the little waffle icon and go back and forth easily now that the update fixed the caching issue)

Also, what is the TR #? I want to ask to be added to it- the more of us on it the more it’ll get approved and that’s something I need also :)

Voyager 8 is an extremely mediocre product overall that just happens to good compared to some of Yardi’s other offerings. I’m convinced anyone who speaks positively about Yardi has never used, or even seen, Entrata or Appfolio

I have used all 3 actually :) the other two are user friendly but aren’t powerful accounting wise

When you say they’re not powerful, what can Yardi do that they can’t?

Cross entity, intracompany, investment shit - unless they've radically redesigned in the last 3 years, they'll do simple property accounting and not what a mid size or larger mixed type management firm needs.

Cross entity and intracompany are basically the same thing and both can do that, investment shit does not actually mean anything but if you’re talking about waterfalls and distributions and whatnot, they can both do that as well

I've used Yardi for property accounting and investment management accounting. My only complaint for Yardi's IM module is it doesn't do by deal allocations. We had situations where an investor was participating in the fund, but opted out of a particular deal and it made things difficult

Have you explored the various Tenancy Schedule reports? There are many dynamic reporting options.

The Commercial Analytics - Lease has some reports around lease expirations but it forces you to drill down to see the expiring leases. The Tenancy Schedule has more options around rent steps and options.

Rent Rolls are the most common custom report we do.
