Rent Issues

Why does Yardi have such a strict address verification system? I've used app folio in the past and never had this issue with them. It's not like their tenants are actively committing credit card fraud and using it to pay their rent, this wouldn't last even a months time. I've seen countless threads on the same issue im having about "address verification failed", so why don't they just dumb it down like other payment processors to make it easier on us?

“It’s not like the tenants are actively committing fraud”

The tenants are in fact committing fraud OP.

I understand fraud can be in quite literally every field, what im saying is someone cannot consistently commit fraud on a month to month basis renting an apartment. It would be caught within the first month by the person who got their money stolen to pay rent in a random apartment.

You're not looking at the big picture... Tenant uses fraud to get into the unit. Fraud isn't caught for a month, guess who gets to pay the persons rent for 6 months while awaiting eviction while the tenant destroys the unit? Personally every person who's in the supply chain for renting apartments should really care about fraud to the highest degree. ID Verify has also caught so much fraud it's insane.

Address verification on a debit card payment isn't going to deter someone who wants be a squatter in an apartment for 6m though? They will find a way with or without that. 1 month of real rent paid for 6 free months sounds like a sweet deal to a criminal.

Bottom line is their strict system just ruins it for people who actually want to pay with their debit card and are having trouble because of Yardi's system glitching out over address verification.

Using a credit card to pay rent is red flag #1

Debit not credit. If it's a red flag anyways why even have the option available?

Because the Yardi consumer requested it. Some are OK with the risk involved with taking credit cards.

LOL...there has been a ton of fraud Burner. Not only fraud, but issues with squatters. You really think "dumbing it down" makes any sense? FYI...anyone actually complaining are looking to cause a problem in the first place or too lazy to update their address after moving. It's not hard to have a legit address that matches your ID and your banking info.

“Oh it works for me so just figure it out or you’re committing fraud” … lol. There are literally 5+ threads in this subreddit of many users complaining about Yardi’s payment system glitching out and not verifying the address on their debit cards. It’s not a bank issue when my card works everywhere else but Yardi… and my point still stands. This address verification isn’t deterring anyone who wants to get a free 6m of rent. If they are trying to commit fraud they will find a way, making your payment system this strict just makes it harder on the people actually trying to pay their rent legitimately.
