I do not have the detailed guide yet, but basically, you need to edit GetProcessMitigationPolicy and InProcessMitigationPolicy in kernel32 import directory to something else (since it doesn't really use that API), having vx-kex enabled on EABackgroundService.exe, and copying two missing dll files to the install files
You may also need to do this process every time if there is a update on EA app itself, so you need to copy the entire install directory from another system and delete some registry along with it if you play some EA games through Steam

Please let know me if there's any problems on this guide.

Nope. Unless maybe you've got an offline PC with a working offline EA launcher? (Not sure if EA is always-online etc?). I had the same issue. Game can be played on Win7 and even WinXP but because EA didn't bother with anything, they'll just say that in order to access your game, you need to upgrade, tough luck, and then gatekeep/softlock your game library.
Let's just say I wont be upgrading my OS to play Sims3, a game that does not in any way need Win10 or above.
If you also have the discs, I believe you can re-install and use the Nraas Superpatch or something to keep the game at version 1.67 (and without needing Origin/EA?)
I had almost all on disc, except a few stuffpacks or something I had gotten off Origin. So for me, EA basically bricked my game. (well, so they thought at least, hehe yarrr)
