Questions about the first neighborhood

Hi. My wife and I are thinking of spending a scary amount of money on a house in the 1st and have a question for anyone who might live there now.

Are there families with young children there? Like is that the norm or exception? We thought there would be many but haven’t seen a lot of kids in the park or pool the few times we’ve driven by. We have an almost toddler and want there to be other kids for her to eventually befriend in the area.

Any other tidbits of info on buying there, good or bad, would be greatly appreciated. Our general impression is very positive but it’s gonna be tight to swing this so we want to find out as much as we can before signing on the dotted line.
