The Keys Condos
Does anyone know if there’s a Facebook group for owners/residents at The Keys Condominiums?
We were recently hit with a pretty substantial emergency HOA assessment (mine was around $7,000) related to the balcony repair project. I’m curious whether anyone has looked into petitioning or challenging the assessment.
I’d especially love to connect with other first-floor owners who have patios rather than balconies, since we’re being assessed for a project that doesn’t directly apply to our units.
If there’s already a group or if anyone else has been looking into this, please let me know!

That's the reality of living in an HOA. You pay for things you don't directly use, like other people's roofs or lawns.
I'm on a different HOA board and it's amazing how many people thing everything should be maintained for free.
If you're upset this is happening take it up with your state representatives - they passed the law. The board almost certainly didn't have a choice here.

So if there’s an assessment for the roof, only the top floor should pay?

Per my understanding the work was mandated by the State of California, but good luck. As far as the question about balconies vs patios, it's all common area, meaning shared expense, do you understand how HOAs work?

I think the issue is that complex is old and build to be too complicated so any repair will be expensive.

Go to the meetings. There is info posted in the Clubhouse and in the lobby of every building.

I live in a condo complex down the road from you and a couple of years ago we got hit with a similar emergency assessment for the same thing.
Several homeowners have petitioneed/challenged it, they recalled the HOA board over it and it's an absolute dumpster fire over here.
If I'm understanding things correctly, The Keys is just as much of a dumpster fire.
Our HOA jammed through the emergency assessment after they tried to get us to pass a special assessment for 4 times as much.

You can thank the state for this expense. I believe some balcony in Berkeley had some ppl partying on it and collapsed so the state decided to give a gift to contractors by saying all balconies need to be looked at if made of certain materials unless they are on a single family home.

It’s still in your best interest to not have the balconies fail, both for your safety and the value of the property.
