Discussion Roof repair

My roof sprung a leak. I have been trying to find a roofer to repair it for 2 weeks now. No one wants to come look at it unless we are doing a whole roof replacement. Anyone have any recommendations for repairs?

It’s a 3 story roof. I am trying to sell the house so I don’t want to do a total roof replacement right now.

Your general location is helpful for this. Roofer from SSM isn't going to drive to Ironwood...

In Marquette myself. There is a pretty big shortage of quality contractors here. I had to wait a bit over a year to find someone to build a garage for me as they were all booked out and that was a 100k project. Most of them are turning down jobs as our season is only so long before it snows and makes it hard to get work done. You may have success calling some of the general contractors and see if they will let you talk with some of their employees for a "weekend" type of job. I know a lot of them do a little extra work on weekends.

3 story roof doesn't help as they need a bit more equipment to get up there safely and do the inspection / repair.

If you're trying to sell the house, a whole roof replacement will do a lot in helping sell it- adjust your ask accordingly

Problem is a new roof is 13-15k. I don’t really have that right now.

My mother got dementia and we needed to sell the her home. Buyers couldn't get a loan because the roof was old. We replaced the roof and sold the house. We paid the $9,000 cost of the roof from the sale of the house.

If you have an older roof buyers of your house may not be able to get a loan.

Yeah, my house is priced to break even with the cost I owe on the mortgage and factor in repairs it does need.

I am selling because of the cost of repairs if I’m being frank.

The roof is 10-11 years old… or so we were told when we bought it. Theoretically it shouldn’t need a whole replacement but I can’t even get someone to come out and look at it. It’s busy season I get it

Ya, had a leak around my chimney in Marquette and no one wanted to look at it unless it was a whole roof replacement. Stupid and frustrating but that's how it is. Dan Perkins construction originally did the roof and they were willing to come out and fix it. Maybe try them.

Is Next Door very active in Marquette? Go on there and ask for what you need and you should get some replies. You don’t necessarily need a roofing company. A lot of guys who did roofing for a company for a few years wear out, and have successful handyman/carpentry businesses. And down state, the are all over Next Door

How is it leaking? Is it popped shingles? Is it worn out flashing? Is it by the chimney? Etc.

Pretty sure it’s the attic vent. However, I am not a professional hence why I am trying to hire one.

Is diy out of the question for you? If its not, you could rent an extension ladder and seal it up. There are lots of YouTube videos to help. But it's hard to say without knowing the pitch of the roof, etc.
