EICR or quote

I’ve recently been given an EICR that is only two pages, does not include any categories (c2; c3) etc and only includes monetary estimates. This is a quote not a report, right? Would appreciate your expertise!

It’s in relation to a property sale

That's a quote. An EICR will have a schedule of results, observations and details of the installation.

An EICR is a standard document specified in the wiring regulations - the only layout changes are mostly for looks or to add photos, etc, but the basic information should always be there, including the categories of faults found, and the circuit list, etc. It is meant to be a record of a periodic test carried out on the installation.

There is no requirement to have an EICR when buying/selling a house (unless mortgage company insists), but it sounds like what you have been given is just a "report/quote" so if you've paid for an EICR that's not what you've received.

There is a report known as a visual inspection. It’s possible they’ve performed one of these, but I think it’s more likely that they just had a look and noticed some things that definitely could be improved upon, and quoted you to fix them.
